Job summary

Fulcrum Real Estate Services, Inc. is seeking a Maintenance Supervisor to oversee maintenance and repair across multiple properties. You will lead on-site technicians, coordinate schedules, manage vendors, ensure safety compliance, and maintain resident satisfaction.

The role requires strong leadership, hands-on maintenance knowledge (HVAC/plumbing/electrical/carpentry), and experience with property management software such as Yardi or AppFolio. Travel between properties is expected.

Qualifications

• High school diploma or equivalent required; technical or vocational training preferred.
• Experience managing maintenance operations across multiple properties.
• Proven leadership and team management capabilities.
• Strong time management and organizational abilities.

Responsibilities

• Supervise and schedule on-site maintenance staff and porters.
• Conduct regular property inspections for safety and aesthetics.
• Track work orders and preventive maintenance in PM software.
• Train, mentor, and evaluate maintenance personnel.
• Coordinate budgets, capital improvements, and major repairs.
• Develop vendor relationships and obtain competitive bids.
• Ensure OSHA compliance and safety standards.
• Monitor inventory and purchases within budget.
• Participate in after-hours emergency maintenance rotations.
• Maintain accurate records of operations and activity.
