Job summary

LUMA Energy in San Juan, Puerto Rico, seeks a Building Operator's Assistant to support facilities operations, inspections, and maintenance across the site. You will assist with heating, cooling, electrical, plumbing, and safety-related tasks to ensure tenant services and asset integrity.

The role involves coordinating with contractors, maintaining records, and contributing to security and safety programs. A high school diploma and 1–3 years of related experience are required.

Qualifications

• High school diploma or equivalent.
• 1-3 years of experience in progressive installations.
• Certified or able to become a scissor lift operator.
• Driver Registration Certification. Possess a valid Class 3 driver's license from Puerto Rico.
• Travel: Yes; up to 75% of time across regions as needed.
• OH&S safety policies and procedures compliance; operate equipment and systems safely.

Responsibilities

• Assist day-to-day operations and maintenance schedules to ensure tenants and assets run without interruption.
• Support inspections, audits, maintenance, and repairs to air movement and heating systems and related equipment.
• Assist with plumbing fixtures, pipes, motors, and pumps maintenance and repairs as needed.
• Check and replace belts for electric motors and compressors; ensure backup equipment is operational.
• Replace luminaires and assist with general building maintenance and cleaning tasks.
• Maintain daily equipment and meter readings; monitor Building Management System in defined areas.
• Conduct inspections to ensure scheduled maintenance is completed per scope and regulations.
• Coordinate renovations, repairs, cleaning, and services with contractors; oversee on-site safety and compliance.
• Assist with maintenance of parking lots, grounds, sprinklers, and general cleaning activities.
• Assist with safety orientations for contractors and coordinate with occupants during work.
• Respond to service requests promptly; document work and ensure quality outcomes.
• Utilize work order system to track and close requests; address security issues when needed.
• Perform storm restoration tasks and related drills; support other tasks as assigned.
• Follow all company policies and procedures.
