Job summary

Adara Communities is seeking a hands-on Multi-Family Regional Manager to oversee a portfolio of apartment communities. You will lead Property Managers, drive occupancy, revenue, and resident satisfaction while controlling expenses and ensuring budgets are met.

You will analyze property performance, develop regional strategies, coach teams, and travel between communities to optimize operations and service quality.

Qualifications

Job description

The Multi-Family Regional Manager is responsible for overseeing the operational and financial performance of an assigned portfolio of apartment communities. This position provides leadership and direction to Property Managers while ensuring each community meets established goals related to occupancy, revenue, resident satisfaction, expense management, and overall property performance.

The ideal candidate is a hands‑on, results‑driven leader with strong multifamily operations experience who can effectively coach teams, analyze performance, and develop strategies to improve results across multiple communities.

Key Responsibilities of the Multi-Family Regional Manager:
  • Develop and implement regional operational strategies focused on increasing occupancy, maximizing revenue, controlling expenses, and improving overall property performance.
  • Provide leadership, coaching, mentorship, and ongoing support to Property Managers across the assigned portfolio.
  • Hold Property Managers accountable for meeting established operational, financial, leasing, and customer service expectations.
  • Regularly review property performance, including occupancy, leasing activity, collections, delinquency, renewals, expenses, and other key performance indicators.
  • Identify underperforming areas and develop clear action plans with property teams to improve results.
  • Oversee property budgets and financial performance, including reviewing expenses, identifying cost-saving opportunities, and ensuring communities operate within approved budgets.
  • Review financial reports and property data to identify trends, opportunities, and potential operational concerns.
  • Partner with Property Managers to develop effective leasing and resident retention strategies that support occupancy and revenue goals.
  • Conduct regular property visits to evaluate operations, curb appeal, maintenance standards, resident experience, staffing needs, and overall community performance.
  • Ensure communities consistently provide a high level of customer service and address escalated resident concerns in a professional and timely manner.
  • Support Property Managers with employee relations, performance management, staffing needs, training, and team development.
  • Partner with Human Resources and Recruiting to identify staffing needs and maintain strong, high-performing property teams.
  • Ensure properties operate in accordance with company policies, procedures, Fair Housing requirements, and applicable federal, state, and local regulations.
  • Collaborate with senior leadership, property teams, Marketing, Human Resources, Accounting, Maintenance, and other departments to achieve company and portfolio objectives.
  • Build and maintain productive relationships with vendors and other business partners while ensuring quality, service, and cost expectations are met.
  • Assist with new acquisitions, property transitions, special projects, and operational initiatives as needed.
  • Communicate portfolio performance, challenges, staffing concerns, and recommended solutions to senior leadership.
  • Create a culture of accountability, teamwork, professionalism, and continuous improvement throughout the assigned portfolio.
Qualification of the Multi-Family Regional Manager:
  • College degree required.
  • 1-5 years of experience managing multifamily properties, with multi-site, District Manager, or Regional Manager experience strongly preferred.
  • Strong understanding of multifamily property operations, leasing, budgeting, financial performance, resident relations, and team leadership.
  • Proven ability to manage and develop Property Managers and oversee multiple communities simultaneously.
  • Strong financial and analytical skills with the ability to interpret property reports, budgets, and performance metrics.
  • Excellent leadership, communication, organization, and problem-solving skills.
  • Ability to prioritize multiple properties, projects, and deadlines in a fast‑paced environment.
  • Strong decision‑making skills with the ability to identify challenges and implement effective solutions.
  • Working knowledge of Fair Housing requirements and multifamily industry standards.
  • Ability to travel regularly between assigned properties as needed.
