Job summary

Evernest is seeking an experienced Property Manager to oversee a 300-unit residential portfolio across Richmond, VA and Baltimore, MD. You will manage leasing, maintenance coordination, and financial performance, ensuring NOI goals and occupancy targets while upholding company standards.

Based in Richmond, you will handle Richmond operations hands-on and travel to Baltimore as needed, coordinating with on-site staff and owners.

Qualifications

• 3+ years of residential property management experience in multifamily.
• Live in or near Richmond, VA and conduct tours/move-ins.
• Virginia real estate license preferred; if unlicensed, obtain within 90 days of hire.
• Experience with academic-year leasing and student housing.
• Familiarity with Fair Housing and VA/MD regulations.
• Experience with AppFolio or similar platform.
• Valid driver's license and willingness to travel to Baltimore.

Responsibilities

• Personally execute Richmond leasing from inquiry through lease signing, and manage academic-year pre- leasing, student turns, and move-in cycles where applicable.
• Direct and hold accountable the Baltimore on-site technician on maintenance and leasing execution.
• Oversee resident relations, lease compliance, renewals, collections, delinquency follow-up, and eviction coordination across both markets.
• Coordinate vendors, contractors, unit turns, and capital projects.
• Own portfolio financial performance: budgets, monthly P&L review, variance explanations, and owner reporting.
• Track utilities, taxes, insurance, and licenses.
• Communicate proactively with owners, delivering both good and bad news.

Position Overview

Evernest is seeking an experienced, proactive Property Manager to oversee an approximately 300-unit residential portfolio across Richmond, VA and Baltimore, MD. The portfolio includes both multifamily and student housing, so experience with traditional multifamily operations and academic-year leasing cycles is essential.

This role is based in Richmond, and candidates must live in or near the Richmond area. You will personally handle Richmond leasing and operations — showings, prospect follow-up, applications, lease execution, move-ins/move-outs, inspections, and unit turns.

Baltimore is managed in partnership with the ownership group's on-site technician, who executes maintenance and leasing locally. You will set priorities, direct the work, verify quality and completion, and own the Baltimore portfolio's operational and financial results, with periodic travel to Baltimore as needed.

You are the portfolio's operational leader and the owners' advocate; responsible for protecting the assets, driving NOI, maximizing occupancy, and keeping every property operating within budget and regulation.

• Own portfolio financial performance: budgets, monthly P&L review, variance explanations, and on-time owner reporting

• Track recurring obligations: utilities, taxes, insurance, rental registrations, inspections, licenses

• Communicate proactively with owners, delivering both good and bad news directly and professionally

Requirements

• 3+ years of residential property management experience, with multifamily required and student housing / academic-year leasing strongly preferred

• Must live in or near Richmond, VA and personally conduct tours, inspections, move-ins, and move-outs

• Active Virginia real estate salesperson or broker license preferred; if unlicensed, must be willing and able to obtain one within 90 days of hire

• Demonstrated ability to read property financial statements, manage budgets, explain variances, and prepare monthly owner reporting

• Experience managing remote properties or coordinating work through local field personnel or ownership representatives

• Working knowledge of Fair Housing and landlord-tenant requirements; VA and MD familiarity strongly preferred

• Experience with AppFolio or a comparable platform preferred

• Valid driver's license, reliable transportation, and willingness to travel periodically to Baltimore

Compensation

$70,000 - $80,000K
