Job summary

Burlington Capital Properties is seeking a dependable Maintenance Technician to join Waterfront Terrace in Indianapolis. You will maintain apartments, buildings, grounds and amenities, ensuring safety and reliable operation while delivering quality service to residents.

The ideal candidate has hands-on experience, ability to troubleshoot HVAC, plumbing and electrical systems, and can coordinate with contractors.

Qualifications

• High school diploma or GED required.
• 1–2 years of maintenance experience or related field.
• Working knowledge of HVAC, plumbing, electrical, and general building maintenance.
• HVAC certification preferred but not required.
• Ability to troubleshoot problems and work with minimal supervision.
• English communication skills required.

Responsibilities

• Perform maintenance and repair in apartments, common areas, buildings, and grounds.
• Handle apartment turns and prepare vacant units for new residents.
• Troubleshoot and repair HVAC, plumbing, electrical, appliances, and other systems.
• Inspect units and common areas for maintenance needs and safety concerns.
• Maintain laundry facilities, fitness areas, restrooms, and community amenities.
• Perform routine interior and exterior maintenance to preserve curb appeal.
• Coordinate and inspect work by outside contractors and vendors.
• Communicate with supervisor about service requests, turns, and projects.
• Adhere to health, safety, and budget guidelines.
• Provide courteous service to residents, coworkers, vendors, and the public.
• Participate in on-call rotation and respond to emergencies during evenings/weekends.

About the Position:

Burlington Capital Properties is looking for a dependable and experienced Maintenance Technician to join the team at Waterfront Terrace in Indianapolis. This position plays an important role in keeping the community’s apartments, buildings, grounds, and amenities operating safely and efficiently.

The ideal candidate is a hands‑on problem solver who takes pride in quality workmanship and enjoys providing responsive service to residents. If you have apartment maintenance experience and are comfortable working across a variety of building systems, we encourage you to apply.

The Successful Maintenance Technician Will:

• Complete maintenance and repair requests throughout apartments, common areas, buildings, and grounds.
• Perform apartment turns and prepare vacant units for new residents.
• Troubleshoot and repair plumbing, electrical, HVAC, appliances, and other building systems.
• Inspect apartments and common areas to identify maintenance needs and safety concerns.
• Maintain laundry facilities, fitness areas, restrooms, and other community amenities.
• Perform routine interior and exterior maintenance to help maintain the property's appearance and curb appeal.
• Coordinate with and inspect work completed by outside contractors and vendors.
• Communicate regularly with the supervisor regarding service requests, apartment turns, projects, and other maintenance needs.
• Follow established procedures and applicable federal, state, and local health and safety requirements.
• Help maintain maintenance supplies and work within established budget guidelines.
• Provide professional and courteous service to residents, coworkers, vendors, and the general public.
• Participate in the property's on‑call rotation and respond to emergency maintenance needs during assigned evenings and weekends.

REQUIRED SKILLS & EXPERIENCE:

• High school diploma or GED required.
• Valid driver's license and acceptable motor vehicle record required.
• Minimum of 1-2 years of maintenance experience or experience in a related field required.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
• HVAC certification preferred, but not required.
• Ability to troubleshoot problems, prioritize work, and complete tasks with minimal supervision.
• Ability to communicate effectively in English, both verbally and in writing.
• Ability to work professionally and cooperatively with residents, coworkers, vendors, and the general public.

PHYSICAL REQUIREMENTS:

• Ability to stand, walk, bend, stoop, kneel, climb stairs and ladders, and work in various positions for extended periods.
• Ability to lift, carry, push, and pull tools, equipment, and materials necessary to perform maintenance duties.
• Ability to safely use hand tools, power tools, ladders, and other equipment required for the position.
• Ability to work both indoors and outdoors and in varying weather conditions.
• Ability to respond to emergency maintenance needs during scheduled on-call periods.
