Job summary

Procopio Enterprises, Inc. is seeking an experienced construction project manager to oversee multi-family and residential projects in the Saugus area. You will manage budgets, timelines, and communication with owners, architects, and consultants throughout all project phases.

The role emphasizes risk management, scheduling, and ensuring quality and safety standards on site, with mentorship for junior staff and active participation in project closeout and client relations.

Qualifications

• Bachelor’s degree in Architecture, Engineering, or Construction Management required.
• Experience in multi-family or residential construction preferred.
• Experience with Affordable Housing projects is desired.
• Knowledge of residential and commercial construction practices and procedures.
• PhiusCertified Builder - CPHB is desired.
• Strong written and spoken communication skills.

Responsibilities

• Assess constructability by reviewing documents and issuing RFIs.
• Identify and monitor construction risk in preconstruction and production.
• Draft project schedule and logic for construction timeline.
• Manage project documentation, RFIs, submittals, and permits.
• Oversee procurement, subcontracts, and buyouts.
• Coordinate approved change orders and maintain scope alignment.
• Serve as main contact for owners, architects and consultants.
• Prepare budgets, cost reports, and monthly projections.
• Ensure field work aligns with quality and safety standards.
• Supervise Assistant Project Managers and Project Coordinators.
• Lead project meetings and maintain clear documentation.
• Oversee closeout, punch lists, inspections, and financial wrap-up.
• Support business development through client relations.

Key Responsibilities

• Determineproject constructability by reviewing the Contract Documents,identifyingdiscrepancies, gaps, etc., and issuing RFIs to gather necessary information
• Assistin the identification and monitoring of potential construction risk in the preconstruction and production phases of assigned projects
• Drafts the project schedule,identifyingapplicable activities and the underlying logicrequiredto outline the construction timeline
• Manage all project documentation, submittals, RFIs, and permitting
• Oversee procurement, buyouts, and negotiation of subcontracts and purchase orders
• Coordinate and implement approved change orders and ensure scope alignment
• Serve as the primary point of contact for owners, architects, and consultants
• Prepare and manage budgets, cost reports, and monthly projections
• Ensure field construction aligns with quality control and safety standards
• Supervise and mentor Assistant Project Managers and Project Coordinators, as applicable
• Lead project meetings andmaintainclear, consistent documentation and communication
• Oversee project closeout, including punch lists, manuals, final inspections, and financial wrap-up
• Support third-party business development through client relationship development and industry networking
• Provide support to other firm operations, including development, management, and estimating as needed
• Assistwith managing time-sensitive special projects and other duties as assigned
• Oversee closeout, handover, and documentation.

Qualifications

• Experience in multi-family or applicable residential construction
• Experience with Affordable Housing projects is desired
• Bachelor’s degree in Architecture, Engineering, or Construction Management
• Knowledge of residential and commercial construction practices and procedures
• Passive House professional certification (PhiusCertified Builder - CPHB) is desired
• Good communicationskills, both written and verbal
• Familiarity with state and local agency policies and procedures
• Proficient in utilizing Procore, Microsoft Office applications, and other construction management software programs
• Ability to read plans, specifications, and special provisions, and convey this information to others
• Able to work in a team-oriented environment efficiently and effectively
• Aptitude in math, strong problem-solving abilities, and conflict resolution skills
• Ability to look at issues from various angles and effectively solve problems for the good of the project and the team
