  • Coordinate and process loan modifications in accordance with guidelines and regulatory requirements.
  • Process payments to title companies for title searches, appraisals, and related services.
  • Maintain loan information in the core system and complete required follow-up documentation.
  • Maintain real estate loan files and prepare correspondence for officers, notary duties, and satisfaction of mortgages.

Role
Perform real estate loan servicing, document preparation, processing, and quality control activities. Prepare and maintain real estate loan servicing documents and escrow accounts, ensure the accuracy and integrity of loan data, process mortgage assistance and loan modification requests, manage insurance claims related to mortgage loans, and perform HMDA reporting and compliance activities in accordance with applicable laws, regulations, investor requirements, and credit union policies.

Major Duties and Responsibilities

  • Answer members’ questionsregarding real estatelending and provideamortization schedules,loan payoffs, loanrates, and otherservicing-related information. Explain the disbursementof loan proceedsand review paymentschedules to ensuremembers understand theirrepayment obligations.
  • Maintain accurate andcurrent real estateescrow records. Ensurethe credit unionhas documentation ofpaid property taxesand adequate homeownersand flood insurancecoverage. Process appropriatereal estate taxand insurance paymentsand conduct annualescrow analyses.
  • Process and monitorinsurance claims relatedto mortgage loans, ensuring timely submission, accurate documentation, appropriate tracking,and follow-upthrough resolution. Coordinatewith members, insurancecarriers, vendors, andinternal departments asnecessary to ensureclaims are properlydocumented and resolved.
  • Process mortgage assistanceapplications and evaluaterequired documentationfor completeness andaccuracy. Identify missingor incomplete information, communicate outstandingrequirements, and ensureapplications are processedtimely in accordancewith established proceduresand applicable regulatoryrequirements.
  • Coordinate and processloan modifications inaccordance with establishedguidelines, policies, investorrequirements, and applicableregulatory requirements. Ensure required documentation, approvals, disclosures, and system updatesare completed accuratelyand timely.
  • Process payments totitle companies fortitle searches, legalwork, appraisals, andother authorized servicesrelated to mortgageloan servicing, ensuringappropriate documentation, authorization, and accuraterecording of expenses.
  • Properly maintain loaninformation in thecore system andcomplete all requiredfollow-up documentation. Process payroll deductions, distributions, allotments, automated payments, paymentcorrections, payment coupons, late notices, andother loan servicingtransactions. Ensure loaninformation and servicingtransactions are accuratelyand timely processedin the coresystem.
  • Maintain real estateloan files inaccordance with establishedprocedures. Monitor activereal estate andinterim construction loanfiles to ensurerequired documentationis obtained andmaintained. Prepare correspondencefor real estateloan officers, performnotary public duties, prepare satisfactionsof mortgage forpaid-off mortgageloans, and ensurepaid real estateloan files arecleared and processedtimely.
  • Perform HMDA reportingand compliance responsibilitiesby collecting, reviewing, validating, and accuratelyreporting required mortgageloan data inaccordance with theHome Mortgage DisclosureAct (HMDA) andRegulation C. EnsureHMDA data isentered accurately andtimely into approvedsystems, identify andresolve discrepancies ordata exceptions, andmaintain the integrityand completeness ofHMDA-related informationin accordance withapplicable reporting requirementsand established procedures.
  • Perform quality controlactivities related toreal estate loanservicing, including reviewingloan information anddocumentation for accuracy, completeness, and compliancewith established proceduresand applicable regulatoryrequirements. Identifydiscrepancies and takeappropriate action toensure timely correction.
  • Balance assigned loanservicing general ledgeraccounts and ensuretransactions are accuratelyrecorded and reconciled. Monitor construction loandisbursements, maintainappropriate documentation, and track outstandingrequirements through completion.
  • Assist with assignments, special projects, processimprovements, and otherduties as requestedby management.
