What is an Occupancy Verification?

Mortgage lenders require periodic updates on their properties, which they accomplish through property inspections conducted by independent contractors. The primary goals of these inspections are:

• To verify property occupancy
• To report on the general condition of the property using a mobile application
• Most inspections are exterior-only; approximately 10% require interior photos after the property has gone vacant

Inspectors are contracted at the county level, meaning you will be responsible for completing inspections within your county. In some cases, you may share responsibilities with another inspector if there is sufficient volume.

Responsibilities

• Most inspections take only 5-6 minutes
• Complete inspections within 4 days of assignment
• Report on property conditions and determine occupancy status based on industry standards
• Take 9+ photos with brief comments
• Fill out a short form in the app
• Be able to spend extended periods driving and making stops within your assigned territory

Requirements

• Computer with internet connection
• Reliable vehicle (good gas mileage is a plus)
• Smartphone (Android or iPhone)
• Printer
• Pass a standard background check with a valid driver's license

Pay and Hours

• This is a 1099 independent contractor position. Each inspection has a flat rate; rates vary by county and volume. You can earn approximately $20-$30 per hour.
• Depending on your county and whether it is urban or rural, you may complete 20-500 inspections per month, working 2-30 hours weekly. Lower volume counties tend to have higher rates, while higher volume counties have lower rates.
• Income can increase as you become more established, have greater availability, or cover larger territories.
• No mileage reimbursement is provided beyond the flat inspection fee.
