Our long term clients in Modesto is seeking a skilled and reliable Property Manager & Groundskeeper to oversee and maintain an expansive 80-acre private estate.
While 55 acres of walnut orchards are managed externally, this role focuses heavily on maintaining the3-acre main residential estate, managing general property operations, providing skilled handyman repairs, and monitoring the overall perimeter. The ideal candidate has a strong eye for detailed landscaping, practical home maintenance skills, and comfortable navigating large rural land.
3 plus years of experience: background in estate management, rural property caretaking, or high-end residential landscaping/handyman work with excellent references.
College degree or equivalent work experience
Horticultural Knowledge: Strong understanding of plant care (pruning, irrigation management, soil health) for traditional gardens (roses, hydrangeas, hedges).
Technical & Handyman Skills: Proficient with power tools, basic plumbing/irrigation repair, general home repairs, and operating property equipment (UTVs, basic machinery).
Work Style: Self-motivated, attentive to detail, and able to work independently without daily supervision.
Physical Requirements: Comfortable working outdoors in Central Valley heat; ability to lift heavy materials and perform physical labor.
Valid driver’s license with a clean driving record.
Competitive Salary: $125,000 base pay.
Care for detailed, traditional garden elements, including extensive hydrangeas, rose bushes, and hedges.
Direct growth and pruning schedules (e.g., shaping, trimming, and encouraging plant health).
Oversee tree maintenance and coordinate professional tree-pruning contractors as needed.
Manage outside service providers (e.g., retaining lawn-mowing services for simple weekly cuts).
Conduct 1–2 weekly perimeter patrols on a UTV/side-by-side to inspect fencing, check boundaries, and monitor land integrity.
Promptly identify and troubleshoot common rural property issues, such as broken waterlines or irrigation leaks.
Keep an eye out for wildlife interaction and general estate security (e.g., coyotes, raccoons, wild turkeys).
Perform ongoing, proactive handyman tasks around the main home and outbuildings.
Diagnose and repair minor plumbing, electrical, or structural fixtures as needed.
Manage vendor access and ensure property systems (irrigation, lighting, gates) are fully operational.
