Job summary

Stream Realty Partners is seeking a Maintenance Technician to assist in operating and maintaining building systems across properties. You will learn engineering field responsibilities and support preventive maintenance, repairs, and safety programs.

Ideal candidates have 1–2 years in commercial building operations, basic HVAC/electrical/plumbing knowledge, and strong safety awareness. This onsite role requires flexibility for shift work and overtime as needed.

Qualifications

• 1–2 years experience in commercial building operations or related industry.
• Develop computer skills to administer engineering programs.
• Read and understand equipment instructions and manuals.
• Understand proper usage of power tools (pneumatic/electric/engine drive).
• Compute basic mathematical equations.
• Effective verbal and written communication.
• Use appropriate personal safety equipment.
• Meet shift requirements (early mornings, evenings, weekends, holidays).
• Knowledge of HVAC, electrical, plumbing, and hydraulic systems.

Responsibilities

• Assist with preventive maintenance and repairs on HVAC, electrical, plumbing systems.
• Perform general repairs and replacement of building components.
• Apply HVAC distribution and controls to resolve work orders.
• Participate in water treatment chemical programs.
• Maintain operation logs for central plant and equipment.
• Provide concierge-style service to internal and external partners.
• Develop understanding of fire alarm and life safety systems at the property.
• Adhere to Stream policies and complete required training.
• Work shifts including early mornings, late evenings, weekends, and some holidays.

Job Description

POSITION OVERVIEW

As aMaintenance Technicianwith Stream, you willassistin the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities.

PRIMARY RESPONSIBILITIES

• Assistwith performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to,pumps, chillers, boilers, air compressors, and air handling units.
• Perform general repairs, maintenance, and replacement of building components, including, but not limited to, building fixtures and appliances, plumbing, and electrical.
• Apply basic knowledge and skills in HVAC distribution and controls to adjust and/or take corrective actions to resolve work orders.
• Participate in the watertreatmentchemical programsestablishedon the property.
• Maintain operation logs and files, whereappropriate, to include, but not limited to, central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.
• Provide concierge-style customer service to internal and external partners.
• Develop understanding and usage of fire alarm and life safety systems at the assigned property.
• Adhere to all Stream and property policies and procedures and safely perform all duties.
• Activelyparticipatein required training activities and seminars.

Qualifications

• 1-2 yearsofexperiencein Commercial Building Operations, Property Management, ora relatedindustry preferred.
• Develop sufficient computer skills to effectively administer required engineering programs.
• Read and understand a variety of instructions, including equipment instruction manuals,furnishedin written, oral, or scheduled form.
• Understand correct usage of power tools (pneumatic, electric, or engine drive), drill motors, saws, grinders, and impact wrenches, etc.
• Compute basic mathematical equations.
• Communicate effectively both verbally and in writing.
• Understand and apply the correct usage of all personal safety equipment.
• Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
• Work overtime as business needsdeemappropriate.
• Knowledge of operating characteristics and parts of HVAC, electrical, plumbing, and hydraulic systems.

EDUCATION/CERTIFICATIONS

• High School Diploma, GED, or trade school diplomapreferred.
• EPA Universal Certificationrequiredwithin90 daysof employment.
• When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, etc.).

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

• Work indoors approximately 50% of the time and outdoors approximately 50% of the time.
• Use olfactory, auditory, and visual senses.
• Ability to lift 50 lbs. or more.
• Climb up anddown stairsand ladders.
• Accessremotework areas and confined spaces (i.e., crawl spaces, roofs).
• Use a full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).
