Job summary

Stream Realty Partners in Austin is seeking a Maintenance Technician to support operation and maintenance of building systems across properties. You will gain knowledge of engineering responsibilities while assisting with preventive maintenance and repairs.

Responsibilities include servicing HVAC, electrical, plumbing, and other systems; maintaining logs; and providing excellent service to partners. EPA certification is required within 90 days, with potential for growth in a collaborative team.

Qualifications

  • 1–2 years of experience in Commercial Building Operations, Property Management, or related industry preferred.
  • Develop computer skills to administer engineering programs.
  • Read and understand instruction manuals and related documents.
  • Understand proper use of power tools and hand tools.
  • Able to perform basic mathematical calculations.
  • Communicate effectively, both written and verbal.
  • Maintain calm demeanor in emergencies.
  • Follow safety equipment usage guidelines and life safety procedures.
  • Able to meet shift requirements including early mornings, late evenings, weekends, and some holidays.
  • Willing to work overtime as needed.

Responsibilities

  • Repair and replace building components such as fixtures, plumbing, and electrical parts.
  • Apply HVAC distribution knowledge to address work orders.
  • Participate in water treatment chemical programs.
  • Maintain operation logs and inspection records.
  • Provide concierge-style service to internal and external partners.
  • Learn fire alarm and life-safety system operations at the property.
  • Adhere to Stream and property policies and perform duties safely.
  • Participate in required training activities and seminars.

Job Description
POSITION OVERVIEW

As a Maintenance Technician with Stream, you will assist in the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities.

PRIMARY RESPONSIBILITIES
  • Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to, pumps, chillers, boilers, air compressors, and air handling units.
  • Perform general repairs, maintenance, and replacement of building components, including, but not limited to, building fixtures and appliances, plumbing, and electrical.
  • Apply basic knowledge and skills in HVAC distribution and controls to adjust and/or take corrective actions to resolve work orders.
  • Participate in the water treatment chemical programs established on the property.
  • Maintain operation logs and files, where appropriate, to include, but not limited to, central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.
  • Provide concierge-style customer service to internal and external partners.
  • Develop understanding and usage of fire alarm and life safety systems at the assigned property.
  • Adhere to all Stream and property policies and procedures and safely perform all duties.
  • Actively participate in required training activities and seminars.
Qualifications
  • 1-2 years of experience in Commercial Building Operations, Property Management, or a related industry preferred.
  • Develop sufficient computer skills to effectively administer required engineering programs.
  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or scheduled form.
  • Understand correct usage of power tools (pneumatic, electric, or engine drive), drill motors, saws, grinders, and impact wrenches, etc.
  • Compute basic mathematical equations.
  • Communicate effectively both verbally and in writing.
  • Maintain a calm demeanor in emergencies.
  • Understand and apply the correct usage of all personal safety equipment.
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
  • Work overtime as business needs deem appropriate.
  • Knowledge of operating characteristics and parts of HVAC, electrical, plumbing, and hydraulic systems.
EDUCATION/CERTIFICATIONS
  • High School Diploma, GED, or trade school diploma preferred.
  • EPA Universal Certification required within 90 days of employment.
  • When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, etc.).
PHYSICAL REQUIREMENTS/WORK ENVIRONMENT
  • Work indoors approximately 50% of the time and outdoors approximately 50% of the time.
  • Use olfactory, auditory, and visual senses.
  • Ability to lift 50 lbs. or more.
  • Climb up and down stairs and ladders.
  • Access remote work areas and confined spaces (i.e., crawl spaces, roofs).
  • Use a full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).
