Job summary

Stream Realty Partners is seeking a Maintenance Technician to support operation and maintenance of building systems across properties. You will gain knowledge of engineering responsibilities and contribute to day-to-day maintenance and repairs.

The role requires 1–2 years in building operations or related fields, basic HVAC and electrical understanding, and the ability to follow safety protocols. Onsite shifts may include early mornings and evenings in a dynamic commercial environment.

Qualifications

  • 1-2 years of experience in Commercial Building Operations, Property Management, or related industry preferred.
  • Develop sufficient computer skills to effectively administer required engineering programs.
  • Read and understand a variety of instructions, including equipment instruction manuals.
  • Understand correct usage of power tools (pneumatic, electric, or engine drive), drill motors, saws, grinders, and impact wrenches, etc.
  • Compute basic mathematical equations.
  • Communicate effectively both verbally and in writing.
  • Understand and apply the correct usage of all personal safety equipment.
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
  • Work overtime as business needs deem appropriate.
  • Knowledge of operating characteristics and parts of HVAC, electrical, plumbing, and hydraulic systems.

Responsibilities

  • Assist with preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, air compressors, and air handling units.
  • Perform general repairs, maintenance, and replacement of building components, including fixtures, plumbing, and electrical.
  • Apply basic knowledge of HVAC distribution and controls to adjust and resolve work orders.
  • Participate in the water treatment chemical programs established on the property.
  • Maintain operation logs and files, including central plant operations and chemical consumption logs.
  • Provide concierge-style customer service to internal and external partners.
  • Develop understanding and usage of fire alarm and life safety systems at the property.
  • Adhere to Stream and property policies and procedures and safely perform all duties.
  • Actively participate in required training activities and seminars.

Job Description

POSITION OVERVIEW

As aMaintenance Technicianwith Stream, you willassistin the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities.

PRIMARY RESPONSIBILITIES

  • Assistwith performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to,pumps, chillers, boilers, air compressors, and air handling units.
  • Perform general repairs, maintenance, and replacement of building components, including, but not limited to, building fixtures and appliances, plumbing, and electrical.
  • Apply basic knowledge and skills in HVAC distribution and controls to adjust and/or take corrective actions to resolve work orders.
  • Participate in the watertreatmentchemical programsestablishedon the property.
  • Maintain operation logs and files, whereappropriate, to include, but not limited to, central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.
  • Provide concierge-style customer service to internal and external partners.

  • Adhere to all Stream and property policies and procedures and safely perform all duties.
  • Activelyparticipatein required training activities and seminars.

EDUCATION/CERTIFICATIONS

  • When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, etc.).

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

  • Work indoors approximately 50% of the time and outdoors approximately 50% of the time.
  • Use olfactory, auditory, and visual senses.
  • Ability to lift 50 lbs. or more.
  • Climb up anddown stairsand ladders.
  • Accessremotework areas and confined spaces (i.e., crawl spaces, roofs).
  • Use a full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).
