Job summary

Building Maintenance Systems Inc. (BMSI) seeks an experienced Mobile Commercial Building Engineer to service commercial properties across Maryland, Washington, D.C., and Northern Virginia.

You will travel between assigned properties to perform preventive maintenance, troubleshoot equipment, complete repairs, and respond to service calls. The ideal candidate works independently, communicates professionally with clients, and accurately documents completed work.

Qualifications

• Minimum 3 years of commercial HVAC service experience.
• Strong troubleshooting across electrical, mechanical, refrigeration, and controls.
• Excellent customer-service and communication skills.

Responsibilities

• Perform scheduled preventive maintenance on commercial HVAC equipment.
• Diagnose and repair rooftop units, split systems, heat pumps, air handlers, exhaust fans, pumps, and related equipment.
• Inspect belts, filters, motors, bearings, electrical components, refrigerant circuits, and controls.
• Respond to routine and emergency service calls.
• Identify equipment deficiencies and recommend repairs or replacements.
• Complete service reports and documentation.
• Communicate clearly with property managers, building engineers, tenants, vendors, and the BMSI service team.
• Maintain an organized inventory of tools, parts, and materials in the service vehicle.
• Follow company safety, environmental, and refrigerant-handling procedures.
• Participate in an on-call rotation when required.

Position Overview

BMSI is seeking an experienced and dependable Mobile Commercial Building Engineer to service commercial properties throughout Maryland, Washington, D.C., and Northern Virginia.

The technician will travel between assigned properties to perform preventive maintenance, troubleshoot equipment, complete repairs, and respond to service calls. The ideal candidate can work independently, communicate professionally with clients, and accurately document completed work.

Key Responsibilities

• Perform scheduled preventive maintenance on commercial HVAC equipment.
• Diagnose and repair rooftop units, split systems, heat pumps, air handlers, exhaust fans, pumps, and related equipment.
• Inspect belts, filters, motors, bearings, electrical components, refrigerant circuits, and controls.
• Respond to routine and emergency service calls.
• Identify equipment deficiencies and recommend appropriate repairs or replacements.
• Complete service reports, maintenance checklists, photographs, and other required documentation.
• Communicate clearly with property managers, building engineers, tenants, vendors, and the BMSI service team.
• Maintain an organized inventory of tools, parts, and materials in the assigned service vehicle.
• Follow company procedures and applicable safety, environmental, and refrigerant-handling requirements.
• Participate in an on-call rotation when required.

Qualifications

• At least three years of commercial HVAC service experience preferred.
• Troubleshooting skills involving electrical, mechanical, refrigeration, and control systems.
• EPA Section 608 Universal Certification required.
• Valid driver’s license with an acceptable driving record.
• Ability to work independently and manage a mobile service schedule.
• Ability to read wiring diagrams, equipment manuals, and control schematics.
• Professional appearance and strong customer-service skills.
• Ability to use a smartphone or tablet for scheduling and service documentation.
• Ability to lift and carry up to 50 pounds and safely work on ladders and rooftops.
• Availability to travel throughout the Maryland, D.C., and Virginia service area.

Preferred Experience

• Commercial rooftop units, heat pumps, split systems, and hydronic equipment
• Building automation systems and HVAC controls
• Variable-frequency drives
• Refrigerant recovery, evacuation, charging, and leak detection
• Commercial preventive-maintenance programs
• OSHA safety practices

Schedule
