Job summary

elegance living in Delray Beach, Florida is seeking a diligent maintenance technician to perform scheduled and unscheduled upkeep of HVAC, elevator, fire and sprinkler systems, generator, plumbing, electrical, carpentry, painting, and related equipment within its community.

You will respond to resident repair requests, maintain vacated rooms, keep walls, floors and woodwork in good condition, and help ensure compliance with local and state codes.

Responsibilities

• Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
• Performs general maintenance projects including plumbing, electrical, carpentry, painting, and equipment repair.
• Responds to resident maintenance requests for room repairs including plumbing, electrical, heating, and lighting.
• Repairs vacated rooms promptly including painting walls and cleaning carpets.
• Maintains common areas: walls, floor coverings, doors, and woodwork.
• Maintains communication with local authorities and inspectors (fire marshal, building inspector, elevator inspector).
• Assesses and resolves plumbing and electrical issues within the community while adhering to codes.
• Documents safety issues and facility deficiencies per guidelines; reviews SDS as needed.
• Assesses property damage and handles claims per company policy.
• Responds to management or community emergencies and performs other duties as assigned.
• Performs other duties as assigned.

Job description

1. 1.Maintains scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. 2.Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
3. 3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
4. 4. Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
5. 5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
6. 6. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
7. 7. Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
8. 8. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
9. 9. Works within the legal scope of local and state codes. Documents safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
10. 10. Assesses property damage and files property damage claims in accordance with company policy.
11. 11. Responds appropriately to management and/or community emergencies by assisting as needed.
12. 12. Performs other duties as assigned.
