Job summary

Elegance in Delray Beach, FL is seeking a hands-on Maintenance Associate to perform scheduled and unscheduled maintenance across HVAC, elevator, fire and sprinkler systems, generator, landscape, and kitchen equipment. You will address repairs and installations, and respond to resident requests for room repairs.

Responsibilities

• Maintain HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment.
• Perform general maintenance projects including plumbing, electrical, carpentry, painting, and equipment repairs.
• Respond to resident maintenance requests for repairs in rooms (plumbing, electrical, heating, lighting).
• Repair vacated rooms with painting walls and cleaning carpets.
• Ensure walls, floors, doors and woodwork in common areas are well maintained.
• Coordinate with fire marshal, building inspectors and state elevator inspectors as required.
• Assess plumbing and electrical problems and determine corrective actions.
• Work within local/state code requirements; document safety issues and deficiencies.
• Review SDS and take precautions for hazardous chemicals as needed.
• Assess property damage and file damage claims per policy.
• Respond to management or emergencies and assist as needed.
• Perform other duties as assigned.

Job description

1. 1.Maintains scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. 2.Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
3. 3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
4. 4. Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
5. 5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
6. 6. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
7. 7. Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
8. 8. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
9. 9. Works within the legal scope of local and state codes. Documents safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
10. 10. Assesses property damage and files property damage claims in accordance with company policy.
11. 11. Responds appropriately to management and/or community emergencies by assisting as needed.
12. 12. Performs other duties as assigned.
