Construction Management/Inspection - Facilities

Location: Virginia Beach, VA

Type: Full-Time/Regular

We are seeking a Mechanical Systems Construction Manager to oversee facility construction or rehabilitation projects, focusing on HVAC systems, chilled water piping, and chiller systems at a Federal Complex in Newport News. The role involves managing project coordination, documentation, meetings, and staff, with opportunities in business development and federal procurement understanding. Note: This position does not qualify for employer sponsorship except for TN visas.

Essential Duties and Responsibilities
  1. Oversee contractor installation of materials, equipment, and HVAC components per contract documents.
  2. Document contractor activities and report to the owner's Project Manager.
  3. Participate in bi-weekly progress meetings, record and distribute minutes.
  4. Manage submittal reviews, change orders, and RFI processes.
  5. Manage inspection staff and project schedule from start to closeout.
  6. Review and approve contractor requisitions and invoices.
  7. Provide project status updates and report issues.
  8. Perform additional duties as required.
Required Skills
  • Successful completion of JMT's Motor Vehicle screening.
  • Strong communication and leadership skills.
  • Ability to manage and mentor field staff and contractors effectively.
  • Knowledge of OSHA safety regulations and OSHA 10HR card.
  • Teamwork and willingness to learn.
  • Ability to evaluate CPM schedules for construction projects.
Required Experience
  • At least 10 years in construction management roles such as Construction Manager or Superintendent.
  • Experience with facility renovation projects involving mechanical and coolant systems.
  • Familiarity with federal project management, budgets, and documentation tools like SharePoint.
  • Experience reviewing engineering designs and contractor documents for constructability.
Preferred Experience
  • Bachelor's in Engineering, Architecture, or Construction Management, or 12+ years field experience.
  • Professional certifications like EIT, PE, CCM, or PMP.
  • Experience with local and federal agencies, building codes, and safety training.
  • Proposal coordination experience.
Working Conditions

Work involves both office and field environments, with 25%-75% field work at construction sites, requiring physical activity and travel. Conditions may include outdoor weather extremes and lifting up to 50 lbs.
