Job summary

TW Constructors in St. Louis, MO, seeks a Mechanical Preconstruction Manager to lead the preconstruction process from inception to construction start.

You will develop and review conceptual and detailed estimates for mechanical systems, manage bids, and coordinate with owners, engineers, subcontractors, and internal teams. You will drive value engineering opportunities, procurement strategies, and risk assessments while mentoring junior staff and ensuring accurate project plans.

Qualifications

• Five to ten years of mechanical estimating, preconstruction, or related commercial construction experience.
• Experience estimating HVAC, piping, plumbing, and mechanical equipment.
• Design-build and design-assist experience is preferred.
• Ability to mentor junior estimators and preconstruction staff.

Responsibilities

• Lead mechanical preconstruction activities from conceptual design through turnover to the project delivery team.
• Develop conceptual, schematic, design-development, and construction-document estimates for mechanical and plumbing systems.
• Prepare quantity takeoffs, labor estimates, material pricing, equipment budgets, and subcontractor comparisons.
• Review mechanical drawings, specifications, equipment schedules, control sequences, and owner requirements.
• Develop mechanical scopes of work, bid packages, inclusions, exclusions, allowances, and proposal clarifications.
• Evaluate HVAC, hydronic piping, process piping, and related mechanical systems for cost and schedule implications.
• Coordinate with engineers, designers, equipment manufacturers, vendors, and trade partners to clarify requirements.
• Identify scope gaps, design conflicts, constructability concerns, and long-lead equipment.
• Lead mechanical subcontractor and supplier solicitation, scope review, and bid leveling.
