Job summary

The University of New England seeks a Mechanical Maintenance Project Manager to plan, coordinate, and manage repairs, replacements, upgrades, and installations across UNE facilities with a focus on HVAC, plumbing, and building systems.

In this role you will lead technical projects within Facilities Management, partner with campus staff and contractors, develop scopes of work, track budgets, and ensure safe, efficient completion with minimal disruption to university operations.

Qualifications

  • Post-secondary education or training in construction management, project management, engineering, facilities management, or a related field.
  • Five or more years of experience managing mechanical installation, repair, replacement, facilities maintenance, capital renewal, or deferred maintenance projects.
  • Experience coordinating mechanical scopes of work, contractors, vendors, schedules, budgets, and project closeout in existing commercial, campus, health care, institutional, or similar facilities.

Responsibilities

  • Manage mechanical installation, repair, replacement, and upgrade projects in existing facilities, including HVAC equipment, plumbing systems, steam, hot water, hydronic heating and cooling, pumps, valves, piping, domestic hot water, fuel systems, and related building systems.
  • Assess mechanical system issues, develop scopes of work, obtain pricing, coordinate contractors, and oversee project completion.
  • Track project budgets, expenditures, schedules, contractor performance, work quality, documentation, and closeout requirements.
  • Provide technical direction and support to Mechanical Maintenance staff on complex HVAC, plumbing, boiler, controls, and mechanical system issues.
  • Coordinate with outside contractors, service vendors, engineers, fuel suppliers, and material suppliers to support campus mechanical operations and special projects.
  • Support regular inspections of mechanical systems to identify needed maintenance and repair work.
  • Maintain accurate records of maintenance work, project activity, equipment history, inspections, and closeout documentation.
  • Assist with training and onboarding of new maintenance staff as needed.
  • Review drawings, specifications, equipment documentation, proposals, and contractor recommendations related to mechanical systems.
  • Monitor project progress, contractor performance, work quality, safety practices, schedules, and budgets.
  • Assist with planning for aging infrastructure, deferred maintenance, equipment replacement, energy conservation, and mechanical system improvements.
  • Perform other duties as assigned.

The Mechanical Maintenance Project Manager is responsible forplanning, coordinating, and managing the repair, replacement,upgrade, and installation projects in existing UNE facilities, witha primary focus on HVAC, plumbing, hydronic heating and cooling,steam and hot water systems, building automation controls, andrelated mechanical infrastructure.


This position serves as a technical project manager withinFacilities Management and supports reliable building operations,preventive maintenance, energy efficiency, and code compliance ofmechanical infrastructure. The role works closely with the facilitymanagers, maintenance staff, contractors, engineers, vendors, andstakeholders to identify mechanical system needs, develop scopes ofwork, coordinate repairs and upgrades, and ensure projects arecompleted safely, efficiently, and with minimal disruption touniversity operations.


This position supports mechanical capital renewal and deferredmaintenance planning, budgeting, prioritization, and execution incoordination with Facilities leadership, Campus Planning, vendors,and other campus stakeholders.

Qualifications

Candidates must meet one of the following qualificationpathways:


Project Management, Education, and ExperiencePathway:

Some post-secondary education or related training in constructionmanagement, project management, engineering, facilities management,or a related field and Five or more years of experience managingmechanical installation, repair, replacement, facilitiesmaintenance, capital renewal, or deferred maintenance projects; oran equivalent combination of education, training, andexperience.Experience should include coordinating mechanical scopesof work, contractors, vendors, schedules, budgets, shutdowns,materials, documentation, and project closeout in existingcommercial, campus, health care, institutional, or similarfacilities.


Technical, Trade, and Mechanical Systems Pathway:

Five to ten years of relevant technical training and experience inHVAC, plumbing, boilers, hydronic systems, building controls,mechanical maintenance, facilities maintenance, or related buildingsystems, including demonstrated experience coordinating mechanicalinstallation, repair, replacement, upgrade, or maintenance projectsinvolving contractors, vendors, schedules, materials, shutdowns,documentation, and technical trades in an existing commercial,institutional, higher education, health care, or similar facilitiesenvironment.Candidates qualifying under this pathway must hold atleast one of the following licenses or certifications:



  • Maine Oil Burner License, Journeyman or Master.

  • Maine Propane and Natural Gas License, preferably with largeequipment endorsement.

  • EPA Refrigerant Certification, preferably Universal.

  • Boiler Engineer or Boiler Operator License.


Additional trade licenses, technical certifications, manufacturertraining, or project management certifications may also supportqualifications when relevant to university needs.


Preferred Qualifications:


  • Broad base of technical knowledge and skills related toheating, ventilation and air conditioning system installation,maintenance and repair, as well as general plumbing.

  • Experience estimating, scheduling, coordinating, anddocumenting maintenance work and mechanical projects.

  • Ability to lift and carry up to 50 pounds, and perform variousphysical activities including crouching, kneeling, stooping,reaching, balancing, crawling, and climbing ladders as necessary tofulfill job duties.

  • Ability to work evenings, weekends and on an on-callbasis.

  • Bachelor's degree in construction management, projectmanagement, engineering, facilities management, or a relatedfield.

  • Formal project management training or certification includingPMI Construction Professional (PMI-CP) Certification, ProjectManagement Professional (PMP) certification, or other relevanttraining or certification.

  • Working knowledge of building Energy Management Systems andcontrols.
