Job summary

LVI Associates is seeking a Mechanical Estimator in Greenville, South Carolina to support HVAC, plumbing, and mechanical piping projects across healthcare, manufacturing, education, and industrial sectors.

You will review drawings, perform takeoffs, solicit subcontractor quotes, and develop bid proposals while collaborating with Project Managers, Preconstruction, and Operations teams. A minimum of 3+ years estimating mechanical construction is preferred; a Bachelor’s degree is a plus.

Qualifications

• 3+ years of experience estimating mechanical construction projects.
• Experience estimating HVAC, plumbing, piping, or sheet metal scopes.
• Strong understanding of commercial and industrial construction methods.
• Ability to interpret construction drawings and specifications.
• Proficiency with estimating software such as Trimble Autobid, FastPIPE, FastDUCT, QuoteSoft, Bluebeam, or similar platforms.
• Strong communication and organizational skills.
• Bachelors degree in Construction Management, Engineering, or related field preferred but not required.

Responsibilities

• Prepare detailed cost estimates for HVAC, plumbing, and mechanical piping projects.
• Review drawings, specifications, bid documents, and project requirements.
• Perform material and labor takeoffs using estimating software and digital plans.
• Solicit and evaluate subcontractor and vendor quotations.
• Develop detailed bid proposals and scope summaries.
• Analyze project risks, opportunities, and value engineering alternatives.
• Collaborate with Project Managers, Operations teams, and Preconstruction staff throughout the bidding process.
• Attend pre-bid meetings, site visits, and project walkthroughs as required.
• Maintain relationships with suppliers, subcontractors, engineers, and general contractors.
• Assist with budgeting, conceptual estimating, and change order pricing.
• Track bid results and market trends to improve future estimating accuracy.

About the Opportunity

An established mechanical contractor in the Greenville market is seeking a Mechanical Estimator to support the continued growth of its commercial and industrial construction division. This individual will be responsible for preparing accurate and competitive estimates for HVAC, plumbing, and mechanical piping projects across healthcare, manufacturing, education, commercial, industrial, and mission-critical sectors.

Key Responsibilities
