Job summary

VOA-NCNN is seeking a full-time Maintenance Technician to repair and maintain our multi-site housing and program facilities. You will perform preventive maintenance, basic plumbing, electrical work, drywall repairs, and safety inspections to support safe, clean housing for residents and staff.

The role requires strong teamwork, good communication, and the ability to manage time and prioritize tasks. CPR/First Aid certification within 90 days is expected, and the position may require weekend

PROGRAM AND LOCATION: VOA-NCNN, a Certified Great Place to Work, is recruiting for a full-time Maintenance Technician for our Singles Program at the Mather Community Campus. Full-time employees (working 30 or more hours a week) are eligible for a benefits package that includes paid holidays, vacation, sick pay, health, dental, vision, life, and short-term disability insurance coverage.

Responsibilities

POSITION SUMMARY:

The Maintenance Technician is responsible for the repair and maintenance of assigned programs as needed. This individual is responsible for assuring quality service in a safe, non-judgmental manner to all program participants compassionately and professionally as it relates to the specific program objectives. Objectives include supportive interaction with program participants and team members, and performance of all work duties as required. Work is performed in a cost effective and service-oriented manner as it relates to established organizational standards.

OBJECTIVES/ACTIVITIES:

Responsible for preventive maintenance of building heating/air conditioning units, maintenance of interior/exterior common areas, renovating residential areas for residents, repairing unit deficiencies as they occur, and general inspection of building perimeter and facility grounds, and parking areas.

  • Maintain and make repairs assigned regarding the interior and exterior of program sites to meet all county/city codes and to ensure all equipment is in safe working order.
  • Utilize landscaping equipment and tools to perform landscape maintenance and irrigation repairs to property grounds.
  • Maintain plumbing and electrical services, i.e., electrical fixtures, lighting, toilets, sinks, drains, equipment, tools, etc. to be in good working order for program offices, apartments and common areas, i.e. restrooms, laundry facilities, recreation rooms, kitchens, etc.
  • Responsible for timely dorm room & apartment turnovers including trash outs and cleaning. Ensure that turnovers are completed to Housing Quality Standards (HQS) for safety and cleanliness.
  • Perform drywall repairs, patching and painting of walls, ceilings, doors, casings & cabinets. Perform texture application, operation and maintenance of paint and texture sprayers and equipment, utilizing safe handling, cleanup and disposal of materials.
  • Test and verify that all safety equipment such as smoke and Co detectors are in place and operational. Replace or repair all safety equipment as needed.
  • Conduct required inspections of heating/cooling systems.
  • Select, purchase and pick up repair materials as needed.
  • Responsible for inventory control and utilization of maintenance equipment and supplies.
  • Maintain accurate records regarding preventive and repair maintenance, contractor service requests, and prepare for periodic inspections.
  • Maintain adequate lighting for interior and exterior of property.
  • Make recommendations to Maintenance Supervisor on necessary maintenance repairs, preventive maintenance and property improvements.
  • Assist Supervisor with scheduling of maintenance on all equipment based on the manufacturer’s recommendations.
  • Maintain Material Safety Data Sheet manual.
  • Other Duties as assigned

Responsible for all areas of daily communication with administration and to stay in compliance with company policies.

  • Document and report all resident and staff concerns and/or infractions that can impact client security.
  • Complete all incident reports and logs as required.
  • Secure approval for exceptions to standard policy.
  • Notify management of potential workflow problems and resource needs necessary to attain performance standards.
  • Adhere to staffing schedules in order to provide adequate/safe staffing coverage and to accomplish program objectives. This would include weekend on-call coverage.
  • Direct available resources as required.

Responsible for the assistance of training and development of new staff.

  • Assist the Maintenance Supervisor in training new employees as requested to ensure quality work outcomes.
  • Identify appropriate ongoing training for both new and existing staff and report needs to management.
  • Maintain an above average working knowledge of fire, safety, and health standards to assure safe work environment for residents and all personnel.

Responsible for self-development.

  • Continually learn and enhance technical and interpersonal skills.
  • Attend staff meetings/training and complete required certifications, i.e. CPR, First Aid, etc.
Qualifications

EQUIVALENT EDUCATION AND EXPERIENCE:

Two years of experience working at multi-site facilities or maintenance operations required. Must be familiar with property management software, Microsoft 365, and project management tools. This position requires demonstrated ability to perform plumbing, electrical, and basic carpentry skills, communicate and comprehend oral and written instructions and provide services to clients without ethnic or social prejudices. Valid California driver's license and ability to meet the organization’s insurance carrier guidelines are required. Must pass all required background clearances in accordance with agency, County, State, and federal standards. CPR/First Aid certification is required within 90 days of employment. Completion and maintenance of all required training and health clearances.

Pay Range

USD $21.00 - USD $23.50 /Hr.
