PROGRAM AND LOCATION

VOA is recruiting to fill a full time Maintenance Technician position. This individual's time will be split between the Quarry Oaks and Rolling Oaks Apartments as well as other sites as needed. These Communities provide affordable housing development sponsored by the Department of Housing and Urban Development, providing a safe and secure lifestyle for seniors.

Full-time employees (working 30 or more hours a week) are eligible for a benefits package that includes paid holidays, vacation, sick pay, health, dental, vision, life, and short-term disability insurance coverage.

POSITION SUMMARY

The Maintenance Worker is responsible for assuring quality, building maintenance, repair, and custodial upkeep in a safe, non-judgmental manner to all residents. Duties are performed professionally and compassionately supporting the safety and the integrity of all residents as it relates to the housing site objectives. Work is also performed in a cost effective and service oriented manner as it relates to established organizational standards.

OBJECTIVES/ACTIVITIES
  • Responsible for preventive maintenance of building heating/air conditioning units, maintenance of interior/exterior common areas, renovating apartments for new residents, repairing apartment deficiencies as they occur, and general inspection of building perimeter and facility grounds, and parking areas.
  • Maintain and make repairs, as needed, of the interior and exterior of the building to
  • Maintain all plumbing and electrical services, i.e., electrical fixtures, lighting, toilets,
  • Conduct required inspections of heating/cooling systems and smoke detectors.
  • Provide emergency repairs to assure safety and security of residents and facility.
  • Select, purchase and pick-up repair materials as needed.
  • Responsible for inventory control and utilization of maintenance equipment and
  • Maintain accurate records regarding preventive maintenance, service request,
  • Maintain adequate lighting for interior and exterior of property.
  • Make recommendations to community Administrator on necessary maintenance
  • Schedule maintenance on all equipment based on the manufacturer’s
  • Maintain MSDS manual.
  • Responsible for maintaining facility in a clean, sanitary and presentable manner at all times.
  • Vacuum and dust interior and exterior common areas and light fixtures daily.
  • Vacuum carpets, sweep and clean floors of vacant units following the make ready
  • Clean public restrooms and laundry rooms daily and check supplies.
  • Wash windows and glass in common areas to include lobby, office and community
  • Sweep wash and wax floors in interior and exterior common areas weekly.
  • Remove trash and debris in interior common areas and offices daily.
  • Participate in the inspection of common areas of hazardous or unsafe condition,
  • Monitor and requisition cleaning supplies as needed.
  • Assist with other projects as assigned by the Community Administrator.
  • Responsible for all areas of daily communication with administration and to stay in
  • Document and report all resident concerns and/or infractions that can impact the
  • Complete all incident reports and logs as required.
  • Secure approval for exceptions to standard policy.
  • Notify management of potential workflow problems and resource needs necessary to
  • Adhere to staffing schedules in order to provide adequate/safe staffing coverage and
  • Communicate with on site program staff, Community Administrator, Assistant
  • Direct available resources as required.
  • Comprehend and adhere to ethical standards, program philosophy guidelines, and
  • Responsible for the assistance of training and development of new staff.
  • Assist the Community Administrator in the training of new employees as requested
  • Identify appropriate ongoing training for both new and existing staff and report needs
  • Maintain an above average working knowledge of fire, safety, and health standards to
  • Responsible for self-development
  • Continually learn and enhance technical and interpersonal skills.
  • Attend staff meetings/assigned training seminars and complete required
EDUCATION AND EXPERIENCE

This position requires demonstrated ability to perform plumbing, electrical, and basic carpentry skills. It also requires the ability to communicate and comprehend oral and written instructions and to provide services to clients without ethnic or social prejudices. It requires general knowledge of issues and challenges unique to seniors, lower economic-status individuals, minorities, and persons with disabilities. Must have organizational skills, the flexibility to work irregular hours and have the willingness to function as a team member. Requires at least one year of experience in building maintenance. A valid California driver’s license and ability to meet organizations insurance carriers guidelines required.
