Job summary

Collective Residential is building a dedicated marketing function to support a portfolio of operating companies. This role is a hands‑on contributor focused on scalable brand and demand generation across multiple properties and sites.

You will own the calendar, lead content and ensure consistency across listings, websites and campaign assets. You will work remotely or in a hybrid setup, with preferred presence in Atlanta or Charlotte area as the portfolio grows.

Responsibilities

  • Own marketing calendar for portfolio companies and execute it across leases, renewals, campaigns and promotions.
  • Lead content creation, production, reviews and approved language; ensure Fair Housing compliance.
  • Own listing, website and ILS data accuracy, audit cycles and closing findings.
  • Direct website development: design direction, IA, standards, vendor review and hands‑on updates.
  • Build site‑level capability with templates, playbooks and training for onsite teams.
  • Support new buildings and portfolio companies, assess needs and implement standards.

Job description

Collective Residential is a property management platform built around a specific idea: that when regional operators join a larger company, their brand, their team and their local judgment are the things worth protecting, not the things worth erasing. We provide capital, technology, shared services and peer expertise. The operating companies keep their names and their people.

We are building the marketing function that serves all of them. This role is the seat that makes it work on the ground.

What you will own
  • The marketing calendar for a group of portfolio companies.You turn the annual plan into a working calendar building by building, then execute it - lease-ups, renewals, seasonal campaigns, occupancy recovery, promotions.
  • Content creation, production and quality review.Social, property copy, listing content, template-based creative, review responses - you will be making it, not just approving it. Everything published for these buildings passes through you, including Fair Housing review of advertising and marketing language.
  • Listing, website and ILS accuracy.You own the recurring audit cycle - feed integrity, listing accuracy, unit and amenity data, call tracking, UTMs, review monitoring - and, more importantly, you own closing the findings.
  • Website development and direction.You lead website development across the portfolio - design direction, page structure, content standards and the ongoing update cycle. We work with several web vendors: you set the standard they build to, review what they deliver against it, and push them past their defaults. You will also build and update sites yourself, in whatever platform a site lives in. This is design, direction and hands‑on work, not programming.
  • Onsite team capability.Templates, playbooks, request intake and training. The site teams deliver most of what marketing produces; making them good at it is your job.
  • New buildings and new companies.You deploy to properties for major projects and portfolio evaluations, and you are on the front line when a new operating company joins - assessing what they have, what they need, and what should stay exactly as it is.

This is a lean team, and a hands‑on individual contributor seat. You will have a Vice President above you who wants a partner rather than a task‑taker, a digital marketing manager to lean on, and a lot of latitude. What you will not have is someone assigning your week, or a creative team to hand the work to.

What we need you to already have
  • Five or more years in marketing,with real ownership of results rather than a task list.
  • Multifamily experience.This one is not negotiable. You should already understand lease‑up dynamics, traffic and conversion, ILS economics, and how a leasing office actually runs on a Tuesday.
  • The ability to manage yourself.You will set priorities across several operating companies, work remotely, and be measured on what moved.
  • Digital fluency- paid search and social, SEO, reputation management, lead attribution, and the reporting that ties spend to signed leases.
  • ILS and syndication experience- feed management, listing optimization, and evaluating whether a platform is earning its cost.
  • Website development & ongoing management - you have run websites as a marketer, not an engineer. Design direction, information architecture and content standards; directing vendors to them; and building or editing pages yourself across more than one platform. You keep sites current instead of launching and walking away.
  • Hands‑on content skill - you can write property copy that converts, manage a photo set, and build in Canva or Creative Cloud.
  • Proptech judgment - you have worked inside a property management system and the marketing stack around it (CRM, leasing AI, reputation tools, call tracking, analytics) and can assess a tool, not just operate it.
  • Experience working with creatives and communications people - briefing a designer, scoping an agency, and getting work back you can actually use.
  • A point of view.We are settling on shared standards and a semi‑standard technology stack right now. We want someone who will argue for what belongs in it, from experience.
Helpful, not required
  • Marketing through an acquisition, integration or brand transition.
  • Multi‑state or multi‑market portfolio experience.
  • More than one asset class or resident profile.
  • Why this is a step up

Most multifamily marketing manager roles give you one company and one playbook. This one gives you several operating companies from the start, more as the platform grows, and a company whose stated ambition is to multiply its unit count several times over. You will help write the standard instead of inheriting it. You will be visible to the executive team from your first month. And the portfolio you are responsible for should be materially larger every year you are in the seat.

  • Location:Remote or hybrid. Charlotte or Atlanta strongly preferred; the portfolio is concentrated in the East.
  • Travel:10-15%, for major projects, lease-ups, portfolio evaluations and onboarding new buildings.

  • Compensation:$65,000-$85,000, depending on experience.
