Job summary

GreenLite seeks a Marketing Leader to build and scale the marketing function in NYC. This is a strategic hire to turn a marketing foundation into a growth engine, introducing product marketing, inbound demand, and marketing operations with executive dashboards and cross-functional alignment.

The role leads a Marketing Manager, partners with Sales on pipeline targets, and drives category education in a niche, education-heavy market. In-office presence in NYC is expected.

Qualifications

About The Role

GreenLite is hiring a Marketing Leader to build and lead our marketing function. This is one of the most strategic hires the company will make this year.

Over the past year, we have built a marketing foundation from the ground up: a Marketing Manager who owns events execution, content production, and brand operations. This hire is the next step: building the strategic layer that turns that foundation into a real growth engine. This role will introduce four key capabilities to GreenLite:

  • Product marketing as a discipline — positioning frameworks, value prop architecture, persona-based messaging, competitive intelligence, and the category narrative that educates the market on why we are different.
  • An inbound pipeline engine — demand generation strategy, performance marketing, SEO/GEO/AEO, and ABM that builds marketing's contribution to pipeline over time through content-led demand, events, and category education.
  • Marketing as a strategic function — the marketing-to-sales handoff, executive dashboards, attribution reporting, and the operating cadence that gives leadership visibility into marketing's impact.
  • Ongoing market intelligence — a continuous read on the AEC market, competitive landscape, and how AI is reshaping permitting, translated into messaging and positioning that keeps GreenLite ahead.

This is not a traditional SaaS marketing role. Our buyers are VPs of Construction, Heads of Development, and real estate executives at national brands. They are not clicking ads and filling out forms. They are on job sites, in planning meetings, and traveling between projects. The right leader for this role understands how to build awareness, credibility, and pipeline in a niche, education-heavy market where prospects need to be taught the category, not just sold within it.

You will inherit one direct report (a Marketing Manager who continues to own day-to-day events execution, content production, and brand operations). You set the strategy, introduce the new functions, and grow the team over time. This role reports directly to the Senior Director of Commercial Strategy & Operations and will be among the most visible and impactful leaders in the organization.

What You’ll Own
  • Stand up product marketing as a discipline at GreenLite: positioning frameworks, value prop architecture, persona-based messaging, competitive intelligence, and the category narrative that educates the market on why we are different from traditional permitting consultants.
  • Build the inbound pipeline engine that meaningfully shifts our pipeline mix over time. Own demand generation strategy across digital (paid, SEO/GEO, SEM), events (conferences and GreenLite-hosted), direct mail, and ABM. Set the strategy, manage the budget, and own the outcomes, whether execution is insourced or outsourced.
  • Stand up marketing operations and analytics infrastructure: lead routing, SLAs, stage definitions, attribution reporting, and executive dashboards that give leadership visibility into marketing's pipeline contribution. Build the system so it's ready for the inbound volume this role is being hired to create.
  • Own content strategy across the buyer's journey, from case studies and pitch decks to thought leadership and website copy. Directly produce high-priority assets and manage production of the rest.
  • Develop and execute a CEO/founder thought leadership strategy that positions GreenLite as a trusted voice and category educator in the permitting and compliance space.
  • Partner with Sales on pipeline targets, enablement materials (talk tracks, battle cards, email sequences, vertical-specific collateral), and bespoke ABM materials for enterprise land deals.
  • Set the events strategy and ROI bar: which conferences to attend, what to host, and how events integrate with account-based plays. Partner with the Marketing Manager on execution.
  • Maintain a continuous read on the AEC market — competitive moves, regulatory shifts, AI's reshaping of permitting workflows — and translate that into messaging, content, and positioning that keeps GreenLite ahead of how buyers think about the category.
  • Manage and develop the existing Marketing Manager, define roles and lanes as the function grows, and build the case for incremental hires. You set the strategy and own the outcomes; your team owns the execution.
  • Leverage AI tools and emerging technologies to increase marketing velocity and output without proportional headcount. Develop a GEO/AEO strategy as AI-powered search reshapes content discovery.
What We’re Looking For
  • 8-10+ years of B2B marketing experience with ownership across product marketing, demand generation, and marketing ops.
  • Has built or matured a marketing function from the ground up at a company experiencing significant growth. Not just inherited and optimized.
  • Has personally built a product marketing function from scratch: positioning frameworks, value props, persona-based messaging, category narrative.
  • Agency background: has worked at a marketing agency and brings the pace, client-service mentality, and cross-functional breadth that comes from that experience.
  • Experience in a sales-led GTM environment with a demonstrated track record of building the marketing-sourced engine that complements the sales-sourced pipeline. Can point to before/after metrics on pipeline mix.
  • Full-stack marketer who can operate across product marketing, demand gen, content, enablement, and marketing ops. Strategy builder and executional expert.
  • Proven ability to partner with a sales organization on pipeline targets, enablement, and enterprise deal support.
  • Startup mentality: has worked on a small team at a scaling company and is comfortable getting hands dirty and doing the work personally before delegating.
  • Understands how to market in a niche, education-heavy environment where prospects need to be taught the category, not just sold within it.
  • Experience managing agency partners for design, paid media, SEO/GEO, and PR, maintaining accountability for outcomes when execution is outsourced.
  • NYC-based or willing to relocate; in-office presence expected.
Strong pluses:

Experience in construction, commercial real estate, proptech, or architecture. Background in a tech-enabled or AI-native services org. Experience marketing to real estate development and construction executives. Background in heavily regulated or niche B2B industries with long sales cycles. PR and media experience at a national scale.
