Responsibilities

• Oversee all land development projects and field activities across both divisions, from feasibility through punch-out and bond release.
• Manage development timelines, schedules, and deadlines — plus timely release of bonds and letters of credit.
• Coordinate with engineers and county officials at every stage, including reviewing design drawings before submission.
• Estimate costs from engineering to completion, negotiate contracts and procure, and bid to secure best pricing.
• Collaborate with Production Manager on sales deliveries and review cut sheets for balanced, graded lots.

Reporting directly to the President, the role will oversee all land development projects — and every field activity — across both of the firm's divisions, holding the team and trades to the company's high standards of quality and workmanship. This is a hands‑on leadership role for someone who knows residential land development inside and out.

Key Responsibilities

• All land development projects and field activities across both divisions, from feasibility through final punch-out and bond release
• Development timelines, schedules, and deadlines — plus the timely release of bonds and letters of credit
• Coordination with engineers and county officials at every stage, including reviewing design drawings before agency submission
• Cost estimating from engineering to completion, contract negotiation and procurement, and competitive bidding to secure the best pricing
• Close partnership with the Production Manager on sales deliveries, and review of cut sheets for balanced, graded lots

Key Requirements

• Direct residential land development experience — essential for this role
• A degree in business or construction management plus 5+ years in land development and construction (equivalent experience considered)
• Strong command of the land development process, with the ability to read blueprints and site plans
• Excellent organizational, planning, and supervisory skills, and the judgment to juggle multiple projects and deadlines under pressure
• A dependable, self-starting leader who works effectively with agencies, engineers, and internal teams

This is an‑site role based in the Annapolis, MD area — this position is not remote; candidates must be commutable to Annapolis.
