JOB SUMMARY

Provides oversight, leadership and management to the corporate maintenance department.Provides a safe, comfortable operating environment by directing installation, maintenance and repair of machines, tools, equipment and utility systems.

ESSENTIAL FUNCTIONS

MAINTAINS STAFF

By assisting with recruiting, selecting, orienting, and training employees

maintaining a safe, secure, and legal work environment

developing personal growth opportunities

Planning , monitoring and appraising job results.

By being the Facilities Assistant’s back up on e-time.

By doing annual performance appraisals and communicating job expectations and appraising job results.

By coaching ,counseling and disciplining associates and by enforcing systems.

OPERATION OF EQUIPMENT

By helping to develop and implement preventive maintenance programs by studying manufacturer’s instruction.

By establishing, reviewing and updating the department’s policies and procedures.

By coordinating trades people.

By recommending equipment purchases and replacements.

By scheduling and assigning staff and following up on work orders.

MAINTAINS OPERATION OF MECHANICAL AND PHYSICAL PLANT EQUIPMENT.

Assist in inspecting, maintaining and repairing mechanical equipment.

Assist in the installation, removal or repairing of valves and related equipment.

Assist in the locating trouble on equipment and taking necessary action.

Assist in performing assigned preventive maintenance on assigned equipment.

Assist in using and maintaining the Building and Pool Automation Systems.

By researching and ordering supplies as needed.

By working with outside contractors when needed.

By attending meetings with architect, engineers and construction contractors.

By managing change orders/budgets.

ENSURES WORK PROJECTS ARE INITIATED AND COMPLETED FOLLOWING ACCREDITATION, FEDERAL, STATE AND LOCAL REGULATIONS/STANDARDS

By completing required applications, surveys and inspections.

By making site visits.

ASSIST WITH MANAGING GOOD SHEPHERD RENTAL PROPERTIES

By ensuring properties are in good repair.

By ensuring compliance with local authorities/regulations.

By addressing tenant concerns/issues.

ENSURES REQUIRED MAINTENANCE SERVICES ARE PROVIDED TO ALL CORPORATE ENTITIES

By meeting regularly with coordinator and Project Foreman.

By conducting regular visits throughout facility locations.

By reviewing reports (e.g. work order reports, inspections).

By reviewing documentation required by accreditation, federal, state and local authorities.

MAINTAINS QUALITY SERVICE

By enforcing quality and customer service standards

analyzing and resolving quality and customer service problems

identifying trends

recommending system improvements.

MAINTAINS PROFESSIONAL AND TECHNICAL KNOWLEDGE

By attending educational workshops

reviewing professional publications

establishing personal network

participating in professional societies.

QUALIFICATIONS:
