Job summary

Paycom in Georgia is seeking a Make Ready Technician to prepare vacant apartments for new residents, performing repairs and make-ready tasks within timelines and budgets.

The role collaborates with the Regional Maintenance Manager and Community Manager to prioritize units, communicate progress, and ensure units are safe, functional, and ready for occupancy. Daily duties include inspections, basic plumbing/electrical/carpentry work, and documenting work and materials used.

Qualifications

• Three years of maintenance experience relevant to repairs and troubleshooting.
• General maintenance skills include appliance repair, light carpentry, plumbing and electrical work, drywall and painting.
• Ability to analyze and troubleshoot issues and repairs.
• Solid knowledge of Fair Housing Laws, including required training.
• Eager to learn new skills and participate in trainings.

Responsibilities

• Inspect vacant units and perform make-ready repairs to ensure safety and occupancy readiness.
• Carry out basic plumbing, electrical, carpentry, drywall and painting tasks, appliances, fixtures, doors and windows.
• Test systems and appliances and document work and materials used.
• Order supplies and maintain tools, equipment, and work areas.
• Assist with general property maintenance and follow-up inspections.

# Make Ready Technician - Central to Southern Georgia## OverviewSalary Range$23.00Position TypeFull Time## Description**\\*This position is in Central to Southern Georgia**The Make Ready Technician is responsible for preparing vacant apartment units for new residents by completing repairs, maintenance, and make-ready work within established timelines and budgets. The position works closely with the Regional Maintenance Manager and Community Manager to prioritize vacant units, communicate progress, identify additional repairs or potential issues, and ensure units are safe, functional, and ready for occupancy.Daily responsibilities include inspecting vacant units, completing basic plumbing, electrical, carpentry, drywall, painting, appliance, fixture, door, and window repairs; testing unit systems and appliances; documenting completed work and materials used; ordering necessary supplies; and conducting follow-up inspections. The Make Ready Technician works independently while maintaining organized and safe work areas and following company, OSHA, state, and local requirements.When make-ready work permits, the technician assists with general property maintenance and other assigned projects. The position also maintains company-issued equipment, keys, tablet, and phone and provides professional service to residents, coworkers, property staff, and vendors.## Qualifications• A proven track record of three years maintenance experience that is relevant to repairs, replacement, analyzing, and troubleshooting. Experience in residential housing a plus. • General maintenance experience to include, but not limited to, knowledge of appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting. • Ability to analyze and troubleshoot maintenance issues and repairs. • Comprehensive knowledge of Fair Housing Laws, including completion of courses prior to start date and thereafter, repeated annually. • Eager to learn new skills and attend any available training opportunities.
