Perennial Properties, Inc. in Atlanta, GA is seeking a Make Ready Technician to prepare vacant units for move-in by ensuring cleanliness, function, and presentation.

You will perform painting, repairs, flooring, deep cleaning, and final walk-throughs, coordinating with managers to meet turnover timelines and maintaining safety standards. Schedule is Monday–Friday with overtime as needed; the role offers full benefits including health, dental, vision, PTO, and housing discounts at Class A

Qualifications

• High school diploma or equivalent.
• Experience in apartment maintenance or related trade preferred.
• Hands-on painting, cleaning, and general repairs.
• Strong troubleshooting skills and good judgment.
• Clear, professional communication with residents and teammates.

Responsibilities

• Complete make-ready tasks on vacant units within set timelines.
• Paint, patch, caulk, and touch up to restore units to move-in condition.
• Install/repair/replace flooring, carpet, tile, baseboards, trim.
• Diagnose minor electrical, plumbing, HVAC, carpentry, and appliance issues.
• Replace fixtures, outlets, and safety devices; ensure appliances work.
• Deep clean kitchens, bathrooms, windows, and cabinets; clear debris left by prior residents.
• Do final walk-throughs to confirm occupancy readiness.
• Coordinate with the Service Manager and vendors to keep turns on schedule.
• Respond to service requests and assist with grounds and curb appeal.

What You’ll Do

• Complete make-ready tasks on vacant units within set timelines

• Coordinate with the Service Manager, Community Director, and vendors to keep turns on schedule
• Respond to occasional service requests and help with grounds and curb appeal as needed

What We’re Looking For

• High school diploma or equivalent
• Experience in apartment maintenance, construction, or a related trade (preferred)
• Hands-on skills in painting, cleaning, and general repairs
• Strong troubleshooting skills and good judgment
• Clear, professional communication with residents, teammates, and vendors
• Basic comfort with work order systems and email
• Valid driver’s license and reliable transportation
• HVAC, EPA, or other trade certifications are a plus, but not required

Schedule
Monday–Friday, 8:00 a.m. – 5:00 p.m. Overtime and occasional evening or weekend work may be needed during peak turnover or property emergencies. You may sometimes travel between properties to support make-ready needs.

Physical Requirements
You’ll need to be able to lift up to 50 lbs, stand for long periods, bend, kneel, and climb ladders. The work is both indoors and outdoors.
