Job summary

Perennial Properties is seeking a Make Ready Technician to prepare vacant apartments for new residents in our Atlanta communities. You will perform painting, cleaning, and basic repairs to ensure units meet our standards of cleanliness and presentation.

You will coordinate with the Service Manager and vendors, maintain timelines, and help with curb appeal and grounds as needed. A valid driver’s license and reliable transportation are required.

Qualifications

• High school diploma or equivalent.
• Experience in apartment maintenance or related trade preferred.
• Hands-on skills in painting, cleaning, and general repairs.
• Strong troubleshooting and good judgment.
• Clear, professional communication with residents and teammates.
• Basic comfort with work order systems and email.
• Valid driver’s license and reliable transportation.
• HVAC, EPA or other trade certifications are a plus, but not required.

Responsibilities

• Complete make-ready tasks on vacant units within set timelines.
• Paint, patch, caulk, and touch up to restore units to move-in condition.
• Install, repair, or replace flooring, carpet, tile, baseboards, and trim.
• Diagnose and handle minor electrical, plumbing, HVAC, carpentry, and appliance repairs.
• Replace fixtures, outlets, switches, faucets, toilets, and hardware.
• Make sure all appliances and safety devices are working.
• Deep clean kitchens, bathrooms, windows, and cabinets, and clear debris left by prior residents.
• Do final walk-throughs to confirm each unit is ready for occupancy.
• Coordinate with the Service Manager, Community Director, and vendors to keep turns on schedule.
• Respond to occasional service requests and help with grounds and curb appeal as needed.

What You’ll Do

What We’re Looking For

• High school diploma or equivalent
• Experience in apartment maintenance, construction, or a related trade (preferred)
• Hands‑on skills in painting, cleaning, and general repairs
• Strong troubleshooting skills and good judgment
• Clear, professional communication with residents, teammates, and vendors
• Basic comfort with work order systems and email
• Valid driver’s license and reliable transportation
• HVAC, EPA, or other trade certifications are a plus, but not required

Schedule Monday–Friday, 8:00 a.m. – 5:00 p.m. Overtime and occasional evening or weekend work may be needed during peak turnover or property emergencies. You may sometimes travel between properties to support make-ready needs.

Physical Requirements You’ll need to be able to lift up to 50 lbs, stand for long periods, bend, kneel, and climb ladders. The work is both indoors and outdoors.
