Job summary

ZRS Management in Dallas is seeking a Make Ready Technician to prepare vacant homes for move-in. You will perform repairs, inspect units, and ensure appliances work, completing tasks within set timeframes to minimize vacancy loss.

You will coordinate with the maintenance team, manage supplies, keep records, and uphold safety and Fair Housing standards. The role may involve weekends and physical tasks such as lifting and climbing stairs.

Responsibilities

• Complete make-ready tasks within established timeframes to minimize vacancy loss.
• Perform repairs including plumbing, electrical, painting, drywall, and flooring.
• Ensure appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in vacant homes.
• Monitor supplies and fulfill orders with Maintenance Supervisor.
• Conduct thorough unit inspections to identify needed repairs.
• Coordinate with maintenance staff to ensure efficient workflow.
• Maintain records of tasks and supplies used.
• Notify management of needed supplies or equipment.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are used safely and maintained.
• Clean and sanitize vacant units as required (kitchens, baths, common areas).
• Communicate with property management on unit status.
• Ensure vacant homes meet ZRS standards prior to move-in.
• Walk vacant homes before move-in and complete punch lists.
• Complete and track preventive maintenance during turnover.
• Complete work orders assigned by Supervisor.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.

DUTIES and SPECIFICATIONS:

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
• Ensure all appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in newly vacant homes.
• Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.
• Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.
• Communicate and coordinate with other maintenance staff to ensure efficient workflow.
• Maintain accurate records of maintenance tasks and supplies used.
• Notify management of any needed supplies or equipment for make-ready tasks.
• Adhere to all safety regulations and company policies during repairs and cleaning.
• Ensure that all tools and equipment are used safely and maintained in good working condition.
• When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.
• Communicate effectively with the property management team regarding the status of make-ready units.
• Ensure all vacant homes meet ZRS standards prior to move in.
• Walk vacant homes prior to move in and write and complete punch lists.
• Complete and track preventive maintenance during the turn over process.
• Complete work orders assigned by Supervisor.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.

WORKING CONDITIONS and PHYSICAL DEMANDS:

The Make Ready Technician must be able to work in various weather conditions and environments. Work may be performed in both indoor and outdoor settings. on a daily basis. The person should be able to tolerate dust, chemicals and other substances and environmental conditions associated with maintenance work. The Make Ready Technician is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day. The person must be able to climb stairs, walk, push and pull with both arms, reach, squat, bend and twist repeatedly at the waist and use tools with both hands to perform a substantial amount of the regular job responsibilities. The Make Ready Technician must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds). This position may be required to work weekends as needed.
