Description

Summary: The Custodian reports directly to the Maintenance Supervisor and indirectly to the Community Manager. Responsible for cleaning and maintaining the appearance of community models, vacant units, and public access areas including office, clubhouse, restrooms, fitness centers, business center, and common halls. Also responsible for exterior cleaning and maintenance, including apartment turnovers and preparations for new residents.

Location: Woodmont Way & Forge

Essential Duties and Responsibilities include the following. Other duties may be assigned.

• Remove all trash from grounds daily.
• Sweep sidewalks and driveways regularly.
• Water trees, shrubs, and grass as needed.
• Assist in trashing out apartments upon move-out and in apartment turns.
• Paint and spackle.
• Clean rooms, hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, clubhouse, management office, fitness center, pool area, and other work areas.
• Clean rugs, carpets, upholstered furniture, and draperies.
• Dust furniture and equipment.
• Wash walls, ceilings, and woodwork.
• Wash windows, door panels, and sills.
• Empty wastebaskets and clean ashtrays.
• Support the maintenance team with make-readies and assist housekeeping when necessary.
• Replenish bathroom supplies.
• Replace light bulbs.
• Water trees, trim grass and shrubs as required.
• Be available on short notice for snow, ice, and other emergencies.
• Distribute flyers and letters to residents if necessary.
• Keep the Maintenance shop clean.
• Ensure property security at all times, managing keys responsibly.
• Maintain a professional appearance and good attitude, ensuring personal hygiene.
• Use the company golf cart to travel between buildings where applicable.
• Report incidents and accidents immediately.
• Monitor and open/close the hot tub and pool from 11am to 8pm daily, per NJ Bathing Codes.
• Perform custodial duties in common areas daily.
• Assist the Maintenance Supervisor with basic maintenance tasks.

Supervisory Responsibilities: This job has no supervisory responsibilities.

Qualifications:

• High School diploma or GED; at least one month of related experience or training.
• Ability to print and speak simple sentences.
• Ability to add and subtract two-digit numbers.
• Physical ability to frequently reach, stand, walk, sit, lift/move up to 100 pounds, and work outdoors in various weather conditions.

Work Environment:

Exposed to outdoor weather, wet/humid conditions, moderate noise. Use of golf cart at specified properties.
