Job summary

Woodmont Properties is seeking a Make Ready Custodian to clean and maintain models, vacant units, and public areas across the community. Responsibilities include preparing apartments for new residents, cleaning interiors and exteriors, and assisting the maintenance team with basic tasks.

The role requires a high school diploma or GED, physical stamina to lift up to 100 pounds, and a willingness to work on-site in varied weather conditions. Uniforms and safety procedures are emphasized.

Responsibilities

• Clean and maintain community models, vacant units, and public areas including offices and fitness centers.
• Clean and maintain exterior areas; trash removal from grounds daily.
• Assist in trashing out apartments and prepare them for new residents.
• Perform make-readies; paint and spackle as needed; maintain cleanliness of all common areas.
• Replenish bathroom supplies and replace light bulbs.
• Report incidents to Management and assist security of the property.

Job description

Summary: The Make Ready Custodian reports directly to the Maintenance Supervisor and indirectly to the Community Manager. Responsible for cleaning and maintaining the appearance of community models, vacant units and public access areas including office, clubhouse, restrooms, fitness centers, business center and common halls as well as cleaning and maintaining exterior appearance, as required. Cleaning apartments after move-out and preparing them for new residents, as required.Essential Duties and Responsibilities include the following. Other duties may be assigned.Remove all trash from grounds daily.Sweep sidewalks, driveways on a regular basisWater trees, shrubs, grass as needed.Assist in trashing out apartments upon move out.Assist in apartment turns.Paint and spackle.Cleans rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, club house, management office, fitness center, pool area and other work areasCleans rugs, carpets, upholstered furniture, and draperies.Dusts furniture and equipment.Washes walls, ceiling, and woodwork.Washes windows, door panels, and sills.Empties wastebaskets, and empties and cleans ashtrays.Supports the maintenance team with make-readies and lends a hand to housekeeping when necessary.Replenishes bathroom supplies.Replaces light bulbs.Water trees, cuts; trim grass and shrubs, as requiredMust be available on notice in even of snow and/or ice and other on-site emergencies.Distribute flyers and letters to residents, if necessary.Assist in keeping the Maintenance shop clean at all times.Responsible for the security of the property at all times. Keeping all keys to the property in his/her personal possession, and refusing to hand the keys to any unauthorized person. (Master keys are never to be given to contractors, vendors or other persons not employed by Woodmont Properties.)Maintain a professional appearance in uniform and display a good attitude at all times.
