Job Details: Job Location: Woodmont West at Mt Arlington - Mount Arlington, NJ 07856
Salary Range: $24.00 - $28.00 Hourly
Job Shift: Monday through Friday; Days

The Maintenance Technician reports directly to the Maintenance Supervisor and indirectly to the Community Manager and the Regional Maintenance Supervisor. Responsible for ensuring that the physical aspect of the apartment community meets company standards and applicable laws.

Responsibilities
  • Commit to a 24‑hour on‑call rotation schedule, responding immediately to calls and beginning repair work within 30 minutes of determining an emergency.
  • Be available on notice for snow and ice and other on‑site emergencies, including snow removal and salting.
  • Complete turn‑over processes on vacant apartments, including painting, full clean‑outs, repairs, carpet cleaning, and flooring replacement.
  • Perform carpentry work such as fitting doors, sanding and refining doors, caulking, grouting, adjusting doors and cabinets, and replacing molding.
  • Maintain grounds and common areas—pick up trash, sweep sidewalks/driveways, water trees, shrubs and flowers, clean offices, hallways, restrooms, lounge areas, fitness area, stairways, leasing office, etc.
  • Repair concrete, moldings, masonry, roofs, broken glass, tile, carpet, screens, garbage disposals, fixtures, and fencing.
  • Respond to work‑order/service requests within 24 hours of the initial call.
  • Repair appliances, fixtures, switches, outlets, circuits, and other items.
  • Carry out HVAC maintenance as required by EPA; possess Freon Recovery Certification.
  • Maintain curb appeal by cleaning the pool area and grounds, and monitor cleanliness through daily inspections.
  • Perform preventative maintenance on all property equipment (electrical, plumbing, heating, fire/safety) by testing, listening for unusual sounds, and diagnosing problems.
  • Mount, install, and maintain fire extinguishers and smoke detectors.
  • Assist in property inspections and in maintaining maintenance materials and supplies.
  • Know the locations of gas and water meter cut‑offs, apartment cut‑offs, and sewer clean‑outs.
  • Test all locked doors and key sets.
  • Paint interior and exterior surfaces as needed.
  • Collaborate as part of a team and work independently; be flexible to transfer to other local regional communities if required.
  • Maintain a clean Maintenance Shop daily.
  • Maintain overall security of the property and resident apartments; keep all keys in watchful possession and never hand them to unauthorized persons.
  • Report incidents on the property to the Maintenance Supervisor and Community Manager.
  • Be punctual and reliable.

Qualifications

Education and/or Experience: High school diploma or GED; or one year of related experience and/or training; or an equivalent combination of education and experience.

Language Skills: Ability to read, comprehend simple instructions, short correspondence and memos; write simple correspondence; present information clearly on a one‑on‑one basis to residents, prospective residents, and co‑workers.

Mathematical Skills: Basic math - add, subtract, multiply, divide, perimeter, and area.

Reasoning Ability: Apply common sense to detailed written or oral instructions; handle dissatisfied residents and communicate effectively in a concise manner.

Certificates, Licenses, Registrations: HVAC/EPA Certification, CPO, or other pool license or certification as required by State or local ordinance.

Physical Demands: Regularly stand, walk, use hands, reach, stoop, kneel, crouch, crawl; shoulder lift up to 50lb, frequently 100lb, occasionally more than 100lb. Requires close and distance vision; works in hot and cold environments both indoors and outdoors.

Work Environment: Moderate noise level. The work environment characteristics described are representative of those encountered while performing essential functions.
