MAINTENANCE WORKER 3 CARPENTER
Maintenance and Custodial Services Department
Purpose:
The Maintenance Worker 3 – Lead Carpenter performs journey-level carpentry installation, routine maintenance, structural repairs, and specialized fabrication on district buildings, facilities, and grounds. Operating with high expertise and independence, this position acts as the lead trade specialist—coordinating carpentry work, directing junior maintenance staff, overseeing material procurement, and ensuring district facilities remain safe, attractive, and functional for students, staff, and the community.
Essential Duties & Responsibilities:
Skilled Carpentry & Structural Maintenance
- Structural Framing & Repair: Construct, alter, and repair wooden and metal structures, walls, subfloors, roofs, sidings, ceiling grids, partitions, and concrete forms conforming to local building codes.
- Finish Carpentry & Cabinetry: Fabricate, finish, install, and restore custom millwork, cabinetry, countertops (laminate/solid surface), interior trim, window sashes, casing, molding, and school furniture.
- Doors & Hardware: Install, align, and repair interior and exterior wood, metal, and fiberglass doors, frames, panic hardware, hinges, and weatherproofing.
- Drywall & Flooring: Hang, tape, mud, texture, and patch drywall; repair or replace hard-surface flooring, carpeting, wall tiles, and subflooring.
- Rooftop & Exterior Systems: Inspect, patch, and repair roofs, flashing, gutters, fascia, downspouts, ramps, and outdoor structures to prevent structural leaks and hazards.
Lead & Operational Duties
- Work Order Coordination: Inspect requested job sites, determine scope of work, estimate labor and material costs, order supplies, and prioritize daily trade work orders.
- Trade Guidance: Direct, train, and oversee the work of Maintenance Worker I and II staff, seasonal crew, or contractors assigned to carpentry projects.
- Preventative Maintenance: Perform systematic inspections of building envelopes, structural integrity, and architectural features across district facilities.
- Emergency Response: Serve as part of the facilities team responding to urgent structural damages, break-ins, weather hazards, or safety emergencies.
Required Qualifications & Experience
- Education: High school diploma or equivalent (GED) required. Completion of a formal carpentry apprenticeship program or vocational training preferred.
- Experience: Minimum of five (3) years of progressive, journey-level commercial or institutional carpentry experience. Experience in a K–12 public school system or municipal setting is highly desirable.
- Licensing: Valid Oregon or Washington Driver’s License with an acceptable driving record.
- Clearance: Ability to clear state and federal criminal background checks and fingerprinting.
Knowledge, Skills, & Abilities
- Technical Knowledge: Expert understanding of standard carpentry methods, materials, tools, structural framing, cabinetry, blueprint reading, and building code requirements.
- Safety Regulations: Thorough working knowledge of district safety standards, OSHA rules, hazardous materials protocols, and personal protective equipment (PPE) guidelines.
- Equipment Operation: Proficiency operating heavy shop machinery, table saws, radial arm saws, air compressors, ladders, scaffolding, and scissor lifts. Ability to tow and maneuver a trailer is preferred.
- Communication & Technology: Strong interpersonal skills to interface politely with principals, school staff, and colleagues; basic computer literacy to manage digital work-order systems and email communications.
Working Conditions & Physical Requirements
- Physical Effort: Frequently required to stand, walk, climb ladders, push, pull, stoop, crouch, kneel, reach, and lift up to 55 lbs independently (and greater weights with team assistance).
- Environment: Works indoors and outdoors under varying weather conditions. Occasional work at elevated heights or in cramped spaces.
