Job summary

Rensselaer Housing Authority in New York seeks a maintenance worker to perform boiler, HVAC, electrical, plumbing, carpentry, and grounds maintenance tasks. Candidates must handle after-hours emergencies, snow removal, and be available for on-call rotation. A valid NY license and reliable vehicle are required for emergencies.

Regular hours are Monday–Friday, 8am–4pm, with bi-weekly pay. The role requires two years of maintenance or labor experience and a high school diploma or equivalent.

Qualifications

• Two years of full-time paid work experience as a maintenance worker
• Two years of full-time paid work experience as a laborer in mechanical or construction trades
• Any equivalent combination of training and experience
• Graduation from high school or possession of a high school equivalency diploma.

Responsibilities

• Maintenance and repair of boilers, pumps, water heaters, valves, and plumbing fixtures.
• Maintenance and repair of HVAC units and ductwork.
• Electrical troubleshooting and repair of wiring, motors, fixtures, breakers, and related equipment.
• Carpentry tasks including installation and maintenance of doors, windows, flooring, drywall, and related materials.
• Grounds maintenance including snow removal and general cleanup.
• Operate trucks, air compressors, Kubota tractors and other motorized equipment.
• Training on mortise locksets and cylinder replacements; key-cutting skills.
• Perform manual labor for the assigned project and on-call rotations.

TYPICAL WORK ACTIVITIES:

• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance of Heating Systems- Troubleshooting and repair of boilers, pumps, water heaters, valves, and associated plumbing
• Performs semi-skilled tasks related to the installation, inspection, cleaning, and overall maintenance of HVAC Units- Troubleshooting and repair of HVAC equipment and ductwork
• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance of Electrical- Troubleshooting and repair of electrical wiring, motors, fixtures, breakers, and associated electrical equipment
• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance of Plumbing- Troubleshooting and repair of plumbing fixtures, sinks, toilets, piping, hoses, valves, pumps, and associated equipment;
• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance- Troubleshooting and repair of cabinets, doors, windows, locks, flooring, drywall, and other construction materials;
• Operates trucks, air compressors, Kubota tractors (not required but preferred), and other motorized equipment;
• Experience with Mortise Locksets, cylinder replacements, will train to cut keys.
• Maintains grounds by performing snow removal activities, and general cleanup;
• Performs carpentry work, paint exteriors and interiors of buildings and structures;
• Performs manual labor related to the project to which assigned.

SPECIAL REQUIREMENTS:

• Must always possess a valid New York State Class D driver license or a valid driver license equivalent to a New York State Class D driver license at the time of appointment and maintenance of said license for the duration of employment.
• Must privately maintain a mobile phone and provide employer with the number.
• Must own a reliable personal vehicle and be willing to use it for after-hours emergencies. Compensation includes drive time pay and a stipend during mandatory rotational on-call shifts.
• Must pass a pre-employment drug and physical screening.

THIS POSITION REQUIRES MANDATORY OVERTIME INCLUDING SNOW REMOVAL AND ON-CALL ROTATION.

MINIMUM QUALIFICATIONS:

• TWO (2) years of full-time paid work experience as a maintenance worker, or its part-time paid equivalent, in building maintenance or repair, or a related skilled trade field: OR
• Two (2) years of full-time paid work experience as a laborer in one or more of the mechanical or construction trades: OR
• Any equivalent combination of training and experience
• Graduation from high school or possession of a high school equivalency diploma.
