Job summary

J&K Subway Inc in Water Valley, MS is seeking a Maintenance Technician to perform routine repairs on residential units, including basic plumbing, electrical work, painting and appliance repairs.

You will inspect units, maintain records, respond to work orders within 24 hours when possible, and coordinate with the Maintenance Supervisor to ensure safe, compliant operations.

Strong communication with residents and contractors is essential for timely maintenance services.

Qualifications

• High school diploma or vocational certificate preferred.
• Valid driver's license and clean driving record.
• Able to bend, lift, climb stairs/ladders, operate hand tools (66–100% of the time).
• Able to read, speak and comprehend work orders and safety regulations.
• Strong knowledge of building systems (electrical, heating, etc.).
• Willing to work beyond maintenance when needed.
• Personable and trustworthy, able to work with residents and coworkers safely.
• Strong attention to detail in reporting.

Responsibilities

• Perform basic repairs to appliances, fixtures, switches, outlets, and circuits.
• Handle minor plumbing such as clogs and fittings replacement.
• Carpentry work: doors, windows, shelves, painting indoors/outdoors.
• Replace damaged glass, tiles, carpet, screens, disposals, fixtures, locks.
• Report maintenance and resident concerns to Maintenance Supervisor promptly.
• Respond to work orders and resident requests within 24 hours when possible.
• Keep detailed records for preventive maintenance, orders, renovations, inventories and POs.
• Identify water and gas meter cut-offs and sewer clean-outs.
• Perform scheduled maintenance per manufacturer manuals.
• Inspect units and common areas; perform repairs or janitorial tasks as needed.
• Ensure storage areas are locked and lighting is adequate.
• Attend training; follow OSHA, Fair Housing and ADA standards and safety policies.
• Maintain professional interactions with residents, visitors, contractors, and management.
• May track maintenance equipment/material usage.
• Additional duties upon request.

JOB DESCRIPTION

• Performs basic repairs to appliances, fixtures, switches, outlets, and/orcircuits
• Performs slight plumbing work, such as clogs, replacingfittings
• Performs carpentry work not limited to fitting doors, freeing windows, replacing/building shelves, and interior/exterior painting
• Replaces damaged or broken glass, tile, carpet, window screens/blinds, garbagedisposals, light fixtures, appliances, locks,etc.
• Reports all maintenance and resident concerns related immediately to Maintenance Supervisor
• Responds to work orders, resident requests and concerns within 24 hours when possible
• Keeps accurate, detailed records for preventive maintenance activities, work order requests, apartment renovations, inventories and/or purchase orders
• Identifies water and gas meter cut-offs, unit fixture cut-offs, sewer clean-outs
• Performs scheduled maintenance on equipment based on the manufacturers operating manuals
• Periodically inspects all units, buildings and common areas, performs repairs and/or janitorial duties as needed.
• Ensures storage areas and other entrances are locked and adequate lighting in those areas is maintained
• Attends and/or participates in required training(s). Operates within OSHA, Fair Housing and ADA standards and follows Company safety policies and procedures at all times
• Ensure effective, timely and professional interactions with ALL residents, visitors, contractors and property management team for maintenance services provided
• Maybe required to track maintenance equipment/material usage
• Additional duties upon request

ASSIST SITE MANAGER WITH:

• Move-in/move-outinspections
• Routineinspections required by Federal and/or State regulatoryagencies
• “Make-readyâ€procedures to vacantunits

KNOWLEDGE, SKILLS, AND ABILITIES:

• Highschool diploma and/or certificate from a vocational schoolpreferred
