Job summary

J&K Subway Inc is seeking a Maintenance Technician to perform maintenance duties for residential units, including plumbing, electrical, painting, appliance repairs, and groundskeeping. You will provide quality service while assessing and repairing properties and report to the Maintenance Supervisor.

Strong knowledge of building systems and safety policies is essential. The role requires physical stamina, valid driver's license, and the ability to read work orders and safety regulations.

Qualifications

• High school diploma and/or vocational certificate preferred.
• Valid driver's license and acceptable driving record.
• Ability to bend, lift, climb stairs/ladders and operate hand tools.
• Strong knowledge of electrical, heating and building systems.
• Willingness to pitch in and work beyond maintenance if needed.
• Read and understand work orders and safety regulations.

Responsibilities

• Perform basic repairs to appliances, fixtures, switches, outlets, and circuits.
• Perform minor plumbing and carpentry tasks.
• Replace damaged glass, tile, carpet, window screens, light fixtures, and appliances.
• Report maintenance issues to the Maintenance Supervisor.
• Respond to work orders and resident requests within 24 hours when possible.
• Maintain detailed records for preventive maintenance and inventories.
• Inspect units, buildings and common areas; perform repairs or janitorial duties as needed.
• Ensure storage areas are secured and lighting is adequate in entrances.
• Attend required training; follow OSHA, Fair Housing and ADA policies.
• Interact professionally with residents, visitors, contractors and property management.
• Track equipment/material usage.
• Assist Site Manager with move-in/move-out inspections and make-ready procedures.

MAINTENANCE TECHNICIAN

TheMaintenanceTechnicianperforms various maintenance duties for residential unitsincluding basic plumbing, electrical, painting, appliance repairs, cleaningunits and grounds for inspections and new occupancy. Provide exceptionalservice while assessing and repairing the property.TheMaintenanceTechnician reportsdirectly to the MaintenanceSupervisor.

JOB DESCRIPTION

• Performs basic repairs to appliances, fixtures, switches, outlets, and/orcircuits
• Performs slight plumbing work, such as clogs, replacingfittings
• Performs carpentry work not limited to fitting doors, freeing windows, replacing/building shelves, and interior/exterior painting
• Replaces damaged or broken glass, tile, carpet, window screens/blinds, garbagedisposals, light fixtures, appliances, locks,etc.
• Reports all maintenance and resident concerns related immediately to Maintenance Supervisor
• Responds to work orders, resident requests and concerns within 24 hours when possible
• Keeps accurate, detailed records for preventive maintenance activities, work order requests, apartment renovations, inventories and/or purchase orders
• Identifies water and gas meter cut-offs, unit fixture cut-offs, sewer clean-outs
• Performs scheduled maintenance on equipment based on the manufacturers operating manuals
• Periodically inspects all units, buildings and common areas, performs repairs and/or janitorial duties as needed.
• Ensures storage areas and other entrances are locked and adequate lighting in those areas is maintained
• Attends and/or participates in required training(s). Operates within OSHA, Fair Housing and ADA standards and follows Company safety policies and procedures at all times
• Ensure effective, timely and professional interactions with ALL residents, visitors, contractors and property management team for maintenance services provided
• Maybe required to track maintenance equipment/material usage
• Additional duties upon request

ASSIST SITE MANAGER WITH:

• Move-in/move-outinspections
• Routineinspections required by Federal and/or State regulatoryagencies
• “Make-readyâ€procedures to vacantunits

KNOWLEDGE, SKILLS, AND ABILITIES:

• Highschool diploma and/or certificate from a vocational schoolpreferred
• ValidDrivers license and acceptable drivingrecord
• Mustbe able to bend, lift, climb stairs/ladders, operate hand tools and/orwrite66% to 100% of thetime
• Mustbe able to read, speak and comprehend work order instructions and safetyregulations
