Job summary

J&K Subway Inc. in Sardis, MS, seeks a Maintenance Technician to perform routine repairs and upkeep on residential units, including plumbing, electrical work, painting, and appliance repairs.

You will respond to work orders within 24 hours when possible, keep detailed maintenance records, and ensure safety policies are followed in all tasks, reporting to the Maintenance Supervisor. A valid driver’s license is required; candidates should be able to bend, lift, climb stairs, and use hand tools

Qualifications

• High school diploma or equivalent preferred.
• Valid driver’s license with acceptable driving record.
• Able to bend, lift, climb stairs/ladders, use hand tools (66%–100% time).
• Able to read, speak and comprehend work orders and safety rules.
• Strong knowledge of building systems (electrical, heating, etc.).

Responsibilities

• Performs basic repairs to appliances, fixtures, switches, outlets, and/or circuits.
• Performs slight plumbing work, such as clogs, replacing fittings.
• Carpentry work including fitting doors, windows, shelves, and painting.
• Replaces damaged glass, tile, carpet, windows and lighting fixtures.
• Reports maintenance needs and resident concerns to Maintenance Supervisor.
• Responds to work orders and resident requests within 24 hours when possible.
• Keeps detailed records for preventive maintenance and work orders.
• Follows OSHA, Fair Housing and ADA standards; uses safety policies.

MAINTENANCE TECHNICIAN

TheMaintenanceTechnicianperforms various maintenance duties for residential unitsincluding basic plumbing, electrical, painting, appliance repairs, cleaningunits and grounds for inspections and new occupancy. Provide exceptionalservice while assessing and repairing the property.TheMaintenanceTechnician reportsdirectly to the MaintenanceSupervisor.

JOB DESCRIPTION

• Performs basic repairs to appliances, fixtures, switches, outlets, and/orcircuits
• Performs slight plumbing work, such as clogs, replacingfittings
• Performs carpentry work not limited to fitting doors, freeing windows, replacing/building shelves, and interior/exterior painting
• Replaces damaged or broken glass, tile, carpet, window screens/blinds, garbagedisposals, light fixtures, appliances, locks,etc.
• Reports all maintenance and resident concerns related immediately to Maintenance Supervisor
• Responds to work orders, resident requests and concerns within 24 hours when possible
• Keeps accurate, detailed records for preventive maintenance activities, work order requests, apartment renovations, inventories and/or purchase orders
• Identifies water and gas meter cut-offs, unit fixture cut-offs, sewer clean-outs
• Performs scheduled maintenance on equipment based on the manufacturers operating manuals
• Periodically inspects all units, buildings and common areas, performs repairs and/or janitorial duties as needed.
• Ensures storage areas and other entrances are locked and adequate lighting in those areas is maintained
• Attends and/or participates in required training(s). Operates within OSHA, Fair Housing and ADA standards and follows Company safety policies and procedures at all times
• Ensure effective, timely and professional interactions with ALL residents, visitors, contractors and property management team for maintenance services provided
• Maybe required to track maintenance equipment/material usage
• Additional duties upon request

ASSIST SITE MANAGER WITH:

• Move-in/move-outinspections
• Routineinspections required by Federal and/or State regulatoryagencies
• “Make-readyâ€procedures to vacantunits

KNOWLEDGE, SKILLS, AND ABILITIES:

• Highschool diploma and/or certificate from a vocational schoolpreferred
• ValidDrivers license and acceptable drivingrecord
• Mustbe able to bend, lift, climb stairs/ladders, operate hand tools and/orwrite66% to 100% of thetime
• Mustbe able to read, speak and comprehend work order instructions and safetyregulations
• Strongtechnical knowledge of all building systems (electrical, heating,etc)
