AMP Residential is seeking a Maintenance Technician for Viva at New Smyrna Beach in Palm Coast, FL. The role focuses on keeping the property safe, attractive, and well-maintained, performing preventative maintenance, completing service requests, and assisting with apartment make-ready turns.

The ideal candidate has 1–5 years of related experience, excellent customer service, and a valid driver's license. EPA certification (or CPO) is preferred.

Qualifications

• 1–5 years of experience in a similar industry.
• Experience with appliance troubleshooting/repair, HVAC, plumbing, electrical, carpentry and grounds.
• Exterior grounds/curb appeal focus and make-ready turns from construction.
• Valid Driver's License with auto insurance required.
• EPA Certification highly preferred; Pool experience a plus; CPO preferred.

Responsibilities

• Prepare vacant apartment homes for occupancy by making repairs.
• Complete work orders in occupied homes with fast, friendly service.
• Assist in organizing and assigning service work orders with the Maintenance Supervisor.
• Follow preventive maintenance guidelines.
• Maintain property grounds and respond to HVAC, plumbing, electrical, and appliance service requests.
• Mentor and train other technicians as directed.

The Maintenance Technicianis responsible for maintaining the property in a safe, attractive and comfortable condition. This individual will maintain relationships with other service staff, residents and vendors. Some key responsibilities will include providing the highest level of customer service,make regular inspections of grounds and buildings as part of a preventative maintenance plan, complete service requests and assistwith the apartment make-ready process. The Maintenance Technician reports directly to the Maintenance Supervisor.

Responsibilities will include but not limited to:

• Prepare vacantapartment homes for occupancy by making any necessary repairs
• Complete work orders in occupied homes while providing fast, friendly service
• Assists in organization and assignment of service work orders at the Maintenance Supervisor'sdirection
• Follow preventive maintenance guidelines
• Maintain property grounds
• HVAC, plumbing, electrical, appliance and all other service requests
• Team work to achieve property goals
• Follow safety procedures
• Assists in maintaining inventory, required company logs, orderliness, and safety of tools, equipment, supplies and maintenance shop
• Assists with mentoring and training other grounds and maintenance technicians at theMaintenance Supervisor's direction

Qualifications

• 1-5 years of experience in a similar industry
• Experienced and knowledgeable with appliance troubleshooting/repair, HVAC, plumbing, electrical, carpentry and grounds
• This position will hold a large focus on exterior grounds/curb appeal and make ready turns from construction
• Valid Driver's License with valid auto insurance required
• EPA Certification highly preferredExperience with pools a plus, CPO preferred
• Strong communication and customer service
• Must have attention for detail
• Must be able to pass a background check and drug screening
• Must be available after hours and weekends for on-call responsibilities (rotated schedule)
