Job summary

ResProp Management in Austin, TX is seeking a Maintenance Technician to help manage a new apartment community. You will respond to work orders, maintain common areas, and partner with the Maintenance Supervisor to plan tasks on site.

You will interact with residents, vendors, and teammates, perform preventative maintenance, prepare apartments for move-in, and help keep the property safe and attractive. Applicants should have tools and be able to lift up to 50 pounds.

Qualifications

  • At least 1 year of general maintenance experience in multifamily or related industry.
  • EPA Type I, II, or Universal certification preferred.
  • Trade skills including plumbing, electrical, HVAC, drywall, painting, etc.
  • Must have own hand tools.
  • Must live within 30 minutes of community.
  • Willing to work weekends and holidays.
  • Must be able to lift up to 50 pounds.

Responsibilities

  • Respond to and complete work orders timely.
  • Maintain common areas (pools, laundry, clubhouses, parking lots) to high standards.
  • Coordinate with Maintenance Supervisor to prioritize tasks.
  • Provide excellent customer service with residents, guests, and vendors.
  • Perform preventative maintenance to protect property value.
  • Prepare vacant apartments for move-in.
  • Identify and address safety or hazardous issues promptly.
  • Maintain and repair building and site systems.
  • Use software to track work and performance.
  • Contribute to a collaborative, evolving team environment.

What You’ll Be Doing As a Maintenance Technician
  • Driving resident satisfaction by responding to and completing work orders timely in a quality manner.
  • Driving property performance by performing any and all work that produces clean, safe, and attractive common areas, including: pools, laundry, clubhouses, parking lots, etc.
  • Coordinating with the Maintenance Supervisor and team to prioritize tasks throughout the day.
  • Providing excellent customer service when interacting with residents, guests, and vendors.
  • Maintaining property value by performing preventative maintenance throughout the property.
  • Ensuring Resident satisfaction by preparing vacant apartments for move-in.
  • Ensuring a safe work environment by identifying any issues regarding safety, hazardous conditions or maintenance needs on the property and correcting them and/or reporting them to the Maintenance Supervisor.
  • Maintaining and repairing critical building and site systems.
  • Using software applications to track work and personal performance.
  • Be a part of a team handling a variety of tasks in an always developing environment.
What You Must Have
  • At least 1 year of general maintenance/general repair experience, preferably in the multifamily or related industry
  • EPA Type I, Type II or Universal certification strongly preferred
  • Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
  • Trade Licensing preferred but not required
  • Must have own hand tools
  • Must live within 30 minutes of community
  • Must be willing to work a varied schedule including weekends and holidays
  • Must have dependable transportation and be able to accommodate a rotating on-call schedule
  • Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.
What’s Nice To Have
  • High school diploma or general education degree (GED) is preferred but not required
  • Certified Pool Operator (CPO)

Physical Requirements

Requires ability to walk, stand, sit and climb stairs alternatively for the purposes of completing office work, inspection of apartments, and to conduct sales tours.

Approximately 60% of time spent walking and climbing and 30% sitting.

Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment.

  • over 150 pounds - Rare need (less than 5% of time)
  • between 75 - 150 pounds - Occasional need (1% to 33% of time)
  • between 25 - 75 pounds - Frequent need (33% to 66% of time)
  • Less than 25 pounds - Constant need (66% to 100% of time)
