Job summary

ResProp Management is seeking a Maintenance Technician to join our team and help ensure safe, clean and attractive community spaces for residents. You will respond to work orders, perform preventive maintenance, and support the Maintenance Supervisor in daily tasks.

We value dependability, a range of trade skills, and the ability to interact professionally with residents and vendors. Candidates should live within 30 minutes of the community and be able to work weekends and holidays.

Qualifications

  • At least 1 year of general maintenance/general repair experience, preferably in multifamily or related industry.
  • EPA Type I, II or Universal certification strongly preferred.
  • Own hand tools and ability to lift up to 50 pounds.

Responsibilities

  • Respond to and complete work orders promptly and with quality.
  • Maintain common areas (pools, laundry, clubhouses, parking lots) to ensure clean, safe, and attractive spaces.
  • Coordinate with the Maintenance Supervisor to prioritize tasks.
  • Provide excellent customer service when interacting with residents, guests, and vendors.
  • Prepare vacant apartments for move-in and ensure property value upkeep.
  • Identify safety hazards and report or correct maintenance issues as directed.

Become an active member of the team. Through experience and training, Maintenance Technicians will acquire the skills necessary to rise up and assume the Maintenance Supervisor’s responsibilities.

What you’ll be doing as a Maintenance Technician
  • Drive resident satisfaction by responding to and completing work orders timely and in a quality manner.
  • Drive property performance by performing any and all work that produces clean, safe, and attractive common areas, including pools, laundry, clubhouses, parking lots, etc.
  • Coordinate with the Maintenance Supervisor and team to prioritize tasks throughout the day.
  • Provide excellent customer service when interacting with residents, guests, and vendors.
  • Maintain property value by performing preventative maintenance throughout the property.
  • Ensure resident satisfaction by preparing vacant apartments for move‑in.
  • Ensure a safe work environment by identifying any issues regarding safety, hazardous conditions or maintenance needs on the property and correcting them and/or reporting them to the Maintenance Supervisor.
  • Maintain and repair critical building and site systems.
  • Use software applications to track work and personal performance.
  • Be part of a team handling a variety of tasks in an always‑developing environment.
What You Must Have
  • At least 1 year of general maintenance/general repair experience, preferably in the multifamily or related industry.
  • EPA Type I, Type II or Universal certification strongly preferred.
  • Trade skills including, but not limited to, plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
  • Trade licensing preferred but not required.
  • Own hand tools.
  • Live within 30 minutes of the community.
  • Willing to work a varied schedule including weekends and holidays.
  • Dependable transportation and ability to accommodate a rotating on‑call schedule.
  • Ability to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.
What’s Nice To Have
  • High school diploma or general education degree (GED) preferred but not required.
  • Certified Pool Operator (CPO).

Physical Requirements

Requires ability to walk, stand, sit, and climb stairs alternatively for the purposes of completing office work, inspection of apartments, and to conduct sales tours.

Approximately 60% of time spent walking and climbing and 30% sitting.

Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment.

  • Over 150 pounds – Rare need (less than 5% of time).
  • Between 75‑150 pounds – Occasional need (1% to 33% of time).
  • Between 25‑75 pounds – Frequent need (33% to 66% of time).
  • Less than 25 pounds – Constant need (66% to 100% of time).
