Position Summary

National Horizon Real Estate Services is seeking a dependable and detail-oriented Service Technician I - Turnover & Make Ready to support a 200+ unit multifamily community in Las Vegas, Nevada.

The Service Technician I is primarily responsible for preparing vacant apartment homes for new residents. This position performs make-ready repairs, punch-list items, minor maintenance, fixture replacement, drywall and paint touch-up, appliance preparation, safety inspections, and final unit detailing to ensure apartments meet company standards prior to move-in.

The successful candidate will demonstrate strong attention to detail, reliability, quality workmanship, and the ability to complete assigned tasks within established turnover schedules.

This position works under the direction of the Service Director or designated property leadership and collaborates closely with the maintenance, leasing, and management teams to support timely apartment readiness.

Essential Responsibilities
Apartment Turnover & Make Ready
  • Complete assigned vacant apartment turns in accordance with established schedules and company standards.
  • Review make-ready scopes, inspection reports, and punch lists prior to beginning work.
  • Inspect vacant apartment homes for visible maintenance, safety, cosmetic, and operational deficiencies.
  • Complete minor repairs and replacements involving fixtures, hardware, blinds, doors, shelving, screens, locks, switches, outlets, plumbing fixtures, and other apartment components within the employee’s training and authorization.
  • Perform drywall patching, caulking, touch-up painting, surface preparation, and other routine cosmetic repairs.
  • Inspect and prepare appliances for proper operation, cleanliness, installation, and appearance.
  • Replace HVAC filters, smoke alarm batteries, light bulbs, air registers, and similar routine turn components as assigned.
  • Verify that doors, windows, locks, cabinets, fixtures, plumbing components, electrical devices, appliances, and other apartment features are operating properly.
  • Identify repairs requiring additional technical expertise, vendor support, certification, or senior-level assistance and promptly report those needs.
  • Complete final punch-list corrections prior to apartment release.
Quality Control & Apartment Readiness
  • Maintain consistent workmanship and quality standards across all assigned apartment homes.
  • Review completed work prior to final inspection.
  • Correct deficiencies identified during quality-control or management inspections.
  • Protect flooring, countertops, cabinets, appliances, fixtures, and other existing finishes while completing work.
  • Remove maintenance materials, tools, packaging, and repair-related debris from completed apartments.
  • Ensure vacant apartment homes are secured when work is completed or temporarily suspended.
  • Communicate promptly regarding delays, material shortages, vendor needs, or conditions that may affect scheduled completion dates.
  • Maintain accurate information regarding apartment readiness and outstanding work.
General Maintenance Support

While the primary focus of this position is apartment turnover and make-ready work, the Service Technician I may also:

  • Assist with resident service requests based on training, experience, workload, and property needs.
  • Perform basic plumbing, electrical, carpentry, appliance, hardware, and general maintenance repairs within demonstrated competency.
  • Assist senior service team members with larger repairs and maintenance projects.
  • Support preventive maintenance programs and inspections.
  • Assist with common-area, amenity, building, grounds, and property-condition repairs.
  • Receive, organize, and maintain maintenance supplies, parts, tools, and materials.
  • Support property inspections and correction of identified deficiencies.
Safety & Property Protection
  • Follow company safety procedures and applicable workplace safety requirements.
  • Use tools, ladders, equipment, chemicals, personal protective equipment, and maintenance materials appropriately.
  • Promptly report unsafe conditions, water intrusion, electrical hazards, structural concerns, fire or life-safety issues, environmental concerns, and other significant property conditions.
  • Follow manufacturer instructions and company procedures when handling chemicals, paints, solvents, cleaning products, or maintenance materials.
  • Maintain work areas, shops, storage areas, and vacant apartment homes in a safe and organized condition.
  • Protect resident, company, and property assets while performing assigned duties.
  • Perform only those duties for which the employee is appropriately trained, certified, licensed, and authorized.

Qualifications
Required
  • Basic knowledge of residential maintenance, construction, repair, or related hands-on work.
  • Ability to safely use common hand tools and power tools associated with apartment maintenance and make-ready work.
  • Ability to identify basic maintenance deficiencies and determine when additional technical assistance is required.
  • Ability to follow work orders, inspection reports, instructions, schedules, and safety procedures.
  • Strong attention to detail and commitment to quality workmanship.
  • Ability to manage multiple assigned apartment turns and changing priorities.
  • Dependable attendance, punctuality, and follow-through.
  • Ability to communicate professionally with coworkers, supervisors, residents, and vendors.
  • Ability to use or learn mobile applications, digital work-order systems, and property management technology.
  • High school diploma or equivalent, or comparable combination of education and relevant work experience.
Preferred
  • One or more years of apartment maintenance, make-ready, construction, remodeling, facilities, hotel maintenance, or similar experience.
  • Previous multifamily apartment turnover or make-ready experience.
  • Experience with drywall repair, painting, basic plumbing, basic electrical work, appliance installation or repair, carpentry, and fixture replacement.
  • Familiarity with Entrata or another property management or work-order platform.
  • EPA Section 608 certification for candidates assigned refrigerant-related HVAC duties.
  • Technical, vocational, or trade-related education or training.
Work Environment & Essential Job Functions

This is an active, hands-on position performed throughout apartment homes, buildings, maintenance areas, common areas, and community grounds.

The position regularly requires movement throughout the property; standing and walking for extended periods; bending, reaching, kneeling, crouching, and working in confined or elevated areas when appropriate; climbing approved ladders; operating hand and power tools; and moving tools, parts, equipment, supplies, and materials associated with apartment maintenance.

Work may be performed indoors and outdoors, including during typical Las Vegas weather conditions.

The employee must be able to perform the essential functions of the position with or without reasonable accommodation. Team lifting, mechanical assistance, or other appropriate methods should be used when required for safe material handling.

Depending on community staffing and operational needs, schedule flexibility may occasionally be required for apartment-turn deadlines, property emergencies, weekend work, or other legitimate business needs.

Certifications & Specialized Work

Advanced trade certifications are not required for all Service Technician I duties.

Employees may not independently perform regulated, licensed, or certification-specific work unless they possess the required credentials and have been authorized by National Horizon to perform that work.
