Job summary

TRG Management in the United States is seeking a Maintenance Technician to perform routine upkeep in apartments and common areas, prep vacants, and support grounds care.

You will handle preventive maintenance tasks under supervision, operate basic tools, and ensure property appearance and safety; strong communication and reliability are essential.

Job Description:

Performs routine maintenance in individual apartments, common areas and amenity areas. Prepares vacant units for new move-ins. Performs routine preventive maintenance. Assists in various cleaning functions and assists in monitoring the grounds. Maintains and repairs physical structures of buildings and maintains grounds by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following. Other duties may be assigned.
DAILY:

Performs service request as required. Prepares vacant apartments for new move-ins. The work includes the maintenance of the unit, painting, cleaning and carpet cleaning. Maintains the property appearance.

WEEKLY:
  • In addition to these duties listed above, may perform other maintenance related duties as directed by the Maintenance Supervisor.
MONTHLY:
  • Assists in ordering supplies for the property.
ANNUALLY:
  • Performs preventative maintenance duties as outlined in an annual Preventative Maintenance Program developed by the Maintenance Supervisor.
  • Items such as replacements of air conditioning filters, cleaning air conditioning coils flushing hot water heaters, etc.
  • Performs other maintenance-related duties as directed by the Maintenance Supervisor.
OTHER DUTIES:
  1. Receives written work orders or verbal instructions from supervisor.
  2. Cuts grass and trims weeds on organization’s property, if necessary.
  3. Digs flower beds and plants flowers, if necessary.
  4. Constructs decorative flower garden borders from wood, if necessary.
  5. Cleans internal areas of buildings, including dusting, sweeping, and mopping.
  6. Washes windows.
  7. Empties trash cans and consolidates trash for weekly pickup.
  8. Paints interior and exterior walls and trim.
  9. Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete.
  10. Maintains and repairs buildings’ plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
  11. Maintains and repairs wood parts of buildings.
  12. Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper and other equipment used within the maintenance department.
  13. Assists other departments with moving furniture and unloading and storing supplies.
  14. Attendance/Punctuality – Is consistently at work and on time; Ensures work responsibilities are covered when absent; Arrives at meetings and appointments on time.
SUPERVISORY RESPONSIBILITIES:

This job has no supervisory responsibilities.

EDUCATION AND/OR EXPERIENCE:

High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

MATHEMATICAL SKILLS:

Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight measurement, volume, and distance.

REASONING ABILITY:
  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
COMPUTER SKILLS:

OTHER SKILLS AND ABILITIES:

Must have good communication skills with the general public. Must be able to operate tools such as a power drill, power saw, pressure washer, lawn mower, shop uses and other tools normally used in the duties of this job.
