JOB DESCRIPTION SUMMARY

This position involves performing technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.

Essential Responsibilities
  1. Complete assigned work orders from resident requests and preventative maintenance, diagnosing issues and making repairs according to policies, safety standards, and codes.
  2. Prepare vacant apartments for leasing and move-ins through the make-ready process, including inspections, creating punch lists, scheduling vendors, and ensuring work completion.
  3. Manage materials, supplies, and equipment by tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Accurately document service requests and maintenance work for tracking purposes.
  5. Assist in maintaining grounds and amenities by cleaning, pressure-washing, painting, and debris removal.
  6. Support cost-control initiatives by repairing rather than replacing parts and practicing efficient use of resources.
Other Responsibilities
  1. Follow safety policies, participate in safety meetings, and report incidents promptly.
  2. Inspect work of contractors and vendors to ensure quality and compliance.
  3. Conduct routine inspections to identify safety and maintenance needs, reporting concerns to management.
Required Licenses or Certifications
  • EPA Type 1 and II or Universal refrigerant certifications (for certified technicians).
  • All relevant state and local certifications.
  • Valid driver’s license for operating property vehicles.

The hourly wage range is $21.00 - $23.00.

Additional Compensation

Factors influencing pay include experience, skills, and location. This role may be eligible for bonuses based on performance, with onsite positions potentially participating in weekly, monthly, or quarterly bonus programs.
