Job summary

The Apartment Gallery in York, PA is seeking a Maintenance Technician with deep experience in HVAC, plumbing, or drywall to service properties within 50 miles of our office. You will handle service requests, preventive maintenance, and unit turns while assisting with general maintenance tasks when needed.

Candidates should have at least 2 years in one or more trades, EPA 608 preferred for HVAC, and a valid driver's license with reliable transportation.

Responsibilities

• Complete service requests, preventive maintenance and unit turns as scheduled.

• Maintain company equipment and vehicle inventories.
• Follow safety standards and wear PPE as required.
• Communicate with residents professionally on-site and provide updates.
• Coordinate with site managers on access and priority issues.
• Assist in maintaining curb appeal and cleanup around properties.
• Notify maintenance administrators of schedule changes or material needs.
• Participate in on-call rotation and after-hours emergencies.

We're looking for a skilled tradesperson with deep experience in HVAC, plumbing, or drywall to join our TCS Contracting Services team, servicing properties within a 50-mile radius of our York, PA office. This role is built for technicians who want to put their specialized skills to work on service requests, preventative maintenance, and unit turns while also pitching in on general maintenance tasks (electrical, painting, carpentry, general installations) when trade-specific work isn't on the schedule. Requirements:

Specialty experience (at least 2 years in one or more of the following is required):

• HVAC: Diagnosis, repair, and installation of residential HVAC systems; EPA 608 Certification (Type I and Type II) strongly preferred
• Plumbing: Troubleshooting, repair, and installation of plumbing fixtures, supply lines, drains, water heaters, and associated components
• Drywall: Installation, repair, patching, and finishing (taping, mudding, texture matching)

General maintenance ability (willingness and basic competency required):

• Electrical fixture and appliance troubleshooting and repair
• Cabinetry installation
• General carpentry, including door installation/repair, framing, and trim work
• Kitchen and bathroom hardware installation

Additional requirements:

• Ability to read and comprehend safety rules, operating and maintenance instructions, and procedure manuals
• Good written and verbal communication skills
• Valid Driver's License with acceptable driving record and criminal background check
• Access to dedicated and reliable transportation
• Ability and willingness to work flexible hours if needed
• TCS Maintenance Technicians service work sites within a 50-mile radius of The Apartment Gallery’s corporate office located at 1 Waterford Professional Center, York, PA 17402
• Ability to participate in the on-call rotation
• Must provide basic hand tools and possess the ability to use power tools safely
• Able to prioritize and complete work assignments according to dispatched schedules while ensuring a high level of work quality

Responsibilities:

• Complete assigned service requests, preventative maintenance tasks, and unit turn work at dispatched properties, applying trade specialization where scheduled and general maintenance skills where needed — prioritizing based on urgency and the schedule provided
• Document all work performed, time spent, and materials used in Maintenance IQ accurately and promptly to support billing and operational tracking
• Participate in the care, maintenance, and inventory of all company-owned equipment, tools, and the assigned company vehicle
• Apply all safety standards and practices associated with maintenance operations and wear appropriate personal protective equipment for the task at hand
• Communicate with residents professionally and courteously when on-site — providing status updates, confirming access, and addressing immediate concerns
• Coordinate with the Facilities Manager or Maintenance Supervisor at each assigned property to understand site-specific conditions, access requirements, and priority issues
• Assist in maintaining the overall curb appeal of assigned properties through ongoing monitoring and cleanup of trash, debris, and other items that require attention
• Communicate schedule changes, delays, or material needs to the Maintenance Administrator promptly to allow for re-routing or resource adjustments
• Participate in the on-call rotation and respond to after-hours emergencies as scheduled
• Assist other team members and complete other projects and duties as assigned

Summary

This position requires one week of on-call every 3-4 weeks.
