Full Description

Assist with the direction of maintenance operations through excellent customer service, effective staff and vendor supervision and scheduling, and responsible oversight of capital improvements, purchasing, and workplace safety. Maintain superior community performance in all aspects of maintenance operations by ensuring that interior and exterior maintenance, capital improvements, purchasing, and safety are performed according to company standards and legal requirements. All activities will embody company standards of excellence, with performance measured against these standards and adherence to approved budgets, resulting in satisfactory expense control and enhanced community results.

The selected candidate will be responsible for:

  • Completing work orders from resident requests, diagnosing issues, and making repairs following policies, safety standards, and codes.
  • Overseeing and completing the “make-ready” process for vacant units, including inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting work.
  • Developing standards for cleanliness and appearance of grounds, amenities, building exteriors, units, and common areas to reflect high community and company standards.
  • Inspecting work by team members and contractors to ensure quality and compliance.
  • Maintaining inventory of spare parts and materials, ordering supplies within budget.
  • Performing monthly preventative maintenance tasks.
  • Conducting safety meetings, ensuring SDS sheets are current, and complying with OSHA and safety laws.
  • Providing excellent customer service, responding to questions and complaints with professionalism.
  • Supervising maintenance staff performance.

The candidate should also possess:

  • Knowledge of plumbing, electrical, appliances, HVAC, and handyman services.
  • Ability to use tools, including power tools and hand tools.
  • Strong communication skills, including reading and following written instructions and preparing work orders.
  • Mathematical skills for budgeting and estimating.
  • Reasoning skills to prioritize and maintain timelines.
  • Attention to safety, leadership, and effective communication skills.
  • 5+ years' experience in maintenance.
  • Valid CA Driver's License.

Salary Range: $26-$28/hr
