JOB PURPOSE:
Maintenance Technicians perform a variety of responsibilities, including work orders, grounds and common area clean-up and maintenance, and maintaining good resident relations.
PRIMARY DUTIES & RESPONSIBILITIES: These will always include those specifically assigned by the immediate supervisor.
- Providing excellent service to residents, guests, employees, and contractors.
- Completing all routine service requests within 24 hours under the direction of the Maintenance Supervisor.
- Ensuring the community remains clean at all times.
- Maintaining the maintenance shop according to policy.
- Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review.
- Assisting in other tasks as directed by the Maintenance Supervisor.
- Spot cleaning model and vacant units daily.
Daily/Weekly:
- Meet with Maintenance Supervisor daily to review work orders and assignments. Communicate all maintenance concerns. Expect to receive a daily list of assignments and directions from the Maintenance Supervisor.
- Keep a record of hours using company-provided forms. Obtain authorization for overtime from the Maintenance Supervisor or Community Manager.
- Walk common areas daily before 9 am, inspecting for maintenance issues.
- Inspect grounds for cleanliness as directed by the Maintenance Supervisor.
- Complete make-ready tasks according to the schedule, including installing vendor locks, communicating issues, and obtaining approval before starting work. Complete a checklist for each unit and obtain the Supervisor's signature upon completion.
- Complete work orders as directed, ensuring a 24-hour response policy.
- Change vendor locks for new tenants as directed, documenting in CSR.
- Provide on-call coverage during non-business hours as directed, rotating duties on larger properties.
- Maintain breezeway cleanliness, report violations for notices to residents.
- Log and maintain pool chemicals daily as per local code.
- Maintain MSDS/OSHA/EPA logs daily and stay updated on MSDS sheets.
- Inform Maintenance Supervisor of supplies needed.
- Provide weekend coverage for common areas and cleaning as scheduled.
Monthly:
- Review preventative maintenance calendar and perform duties like car checks, breezeway inspections, and safety/trip hazard inspections.
- Attend monthly safety meetings and communicate safety concerns or suggestions.
Quarterly/Ongoing:
- Perform quarterly inspections, including replacing filters, inspecting units for mold or other issues, and placing community policy notices.
- Ensure proper equipment inventory, report missing or broken items, and assist with inventory verification.
- Update Maintenance Supervisor on education and certification needs, keeping licenses current.
Move-Out/Move-In:
- Assist vendors and provide input during move-in/move-out processes.
- Complete unit punch lists as directed.
Qualifications:
- Knowledge of electrical, plumbing, HVAC, and basic construction.
- Mechanical aptitude and willingness to learn.
- Ability to read and write simple instructions and communicate effectively.
- Mathematical skills for measurements and calculations.
- Common sense and ability to follow instructions.
- Professional demeanor and excellent customer service skills.
- Good communication, organization, and patience.
- Ability to work under pressure, maintain confidentiality, and accept constructive criticism.
- Own tools and ability to climb, work from ladders, and lift heavy loads.
- Availability for weekends and overtime as required and to be on call after hours.
Education and Experience:
- High school diploma or GED; or 1-3 months related experience/training; or equivalent combination.
Certifications/Licenses:
- HVAC certification as required.
- Valid driver’s license and proof of insurance.
