Job summary

Texas Apartment Association in Austin, TX is seeking an experienced Maintenance Technician to maintain the physical condition and appearance of our communities while delivering exceptional resident service.

Responsibilities include completing service requests, diagnosing HVAC systems, and performing plumbing, electrical, appliances, drywall, carpentry, and painting repairs; preparing vacant apartments for new residents; and conducting preventive maintenance and inspections.

Qualifications

• Minimum of 3 years of apartment maintenance experience preferred.
• Strong HVAC experience required; EPA Certification required.
• Extensive HVAC troubleshooting and diagnostic experience preferred.

Responsibilities

• Complete service requests in a timely and professional manner.
• Diagnose and repair HVAC systems, including troubleshooting, preventive maintenance, and unit replacements.
• Perform repairs involving plumbing, electrical, appliances, drywall, carpentry, and painting.
• Prepare vacant apartments for new residents, including make-ready and punch work.
• Conduct preventive maintenance and property inspections.
• Assist with maintaining pools, common areas, and building exteriors.
• Respond to after-hours emergency maintenance calls as part of the on-call rotation.
• Maintain inventory of maintenance supplies and equipment.
• Coordinate with outside vendors and contractors as needed.
• Ensure all work is completed safely and in compliance with company policies and OSHA standards.
• Assist in maintaining curb appeal and overall property appearance.
• Document completed work orders and maintain accurate maintenance records.

• Ability to lift up to 75 pounds and work outdoors in various weather conditions.
• Valid driver's license and reliable transportation.
• Ability to participate in an on-call rotation.
