Investment Property Group is seeking a Maintenance Technician to support Royal Gardens Estates in Westminster, CA. This 194-home manufactured housing community requires hands-on maintenance of buildings, grounds, and common areas to meet safety and quality standards.

The position involves operating power tools, irrigation systems, and landscaping tasks, with after-hours emergencies as needed. A minimum of 1+ year experience in similar properties is preferred; strong teamwork and reliability are

Qualifications

• 1+ years prior experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ units.
• Must possess knowledge and skills in the safe use and maintenance of power tools and mechanical equipment.
• Ability to interact professionally with community residents, staff members, and visitors.
• Time management and problem-solving skills.
• Ability to perform physical tasks, including walking, standing, lifting, bending, and pulling throughout the workday.
• Ability to identify areas for improvement and offer suggestions to improve efficiency, productivity, and profitability of the property.

Responsabilités

• Represent Investment Property Group in a positive and professional manner at all times.
• Perform weekly landscaping maintenance, including mowing, edging, trimming, leaf removal, planting seasonal flowers, and general lawn care.
• Operate power tools and equipment safely (mowers, trimmers, blowers, etc.).
• Use a chainsaw to cut and remove large tree limbs or debris that fall on property.
• Maintain cleanliness of common areas, lawns, walkways, and parking areas.
• Inspect and maintain irrigation systems; adjust, repair, or replace sprinklers and valves as needed.
• Assist with the inspection of the property and all common areas each morning and address areas that require attention.
• Vacuum, sweep, clean toilets, take out the track, scrub floors, disinfect hallways, and remove litter around the property, breezeways, stairwells, community rooms, and leasing office.
• Perform trash‑out duties, including removing abandoned furniture, trash and boxes, and transferring the items to dumpsters or storage areas.
• Report maintenance or safety issues promptly to management
• Respond to after‑hour emergencies on an as‑needed basis
• Other tasks assigned by Maintenance Supervisor, Community Manager or Regional Manager.

We are seeking a dedicated Maintenance Technician to support the operations at a manufactured housing community, Royal Gardens Estates (194 homes), located in Westminster, CA. This position involves performing technical and mechanical work that ensures the physical aspect of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
