Job Description

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds, performing duties such as repairing flooring, drywall, appliances, troubleshooting plumbing, electrical, safety, and security systems (lighting, locks, smoke/CO2 alarms), HVAC systems, painting (interior and exterior), and cleaning (sweeping, mopping, yard upkeep). The technician must follow company policies and safety protocols, supporting the overall goal of meeting client expectations within the operating budget.

Pay: $21 - $23 per hour

DUTIES AND RESPONSIBILITIES

1. Client Relations: Execute the philosophies and wishes of the owner to ensure FPI meets client objectives and expectations.
2. General Maintenance: Follow maintenance programs to ensure safe and economical property condition; adhere to preventative maintenance schedules; maintain grounds and property aesthetics per FPI policies; assist with inspections as required.
3. On-call/After Hours Response: Provide emergency maintenance services during evenings, weekends, and vacations as outlined in policies.
4. Unit Turnover: Inspect and repair vacant units; assist with painting; replace appliances; ensure timely completion of turnovers per guidelines.
5. Maintenance Equipment and Systems: Repair and maintain community equipment; keep shops organized and compliant with safety standards; secure parts and supplies; maintain inventory within budget; wear uniforms and carry necessary tools.
6. Other Responsibilities: Enforce community rules fairly; comply with Fair Housing Laws; promote a professional image; communicate professionally with residents, staff, vendors, and guests.
