Job summary

Sun Communities & Sun Outdoors is seeking Maintenance Technicians in Houston, TX to perform routine and preventative maintenance across communities. Responsibilities include building repairs, grounds upkeep, and superb resident service.

You will inspect irrigation, manage lawns, handle snow removal where applicable, and assist contractors. The role requires a High School Diploma or GED and ability to lift 50 lbs, with preferred experience in apartment or manufactured housing maintenance and snow

Qualifications

• High School Diploma or GED is required.
• 6 months maintenance experience in apartment or manufactured housing industry preferred.
• 6 months snow removal experience (preferred) including plow truck operation.
• 6 months general maintenance knowledge and repair work preferred.
• Must be able to lift at least 50 lbs.
• Must have a valid driver’s license.
• Ability to work well independently as well as on a team.
• Basic computer proficiency, including the ability to use email and the Internet.
• Ability to work an on-call schedule.
• Proficient skills in operating various hand tools, power equipment, and commercial machinery.
• General knowledge of plumbing, electrical, and grounds maintenance.

Responsibilities

• Ensure trash and debris are picked up daily in common areas.
• Complete minor repairs to rental homes and facilities as needed.
• Inspect irrigation systems regularly and repair as needed.
• Maintain vacant sites, including strap-downs and removal of trash and debris.
• Remove snow from community streets, parking lots, building entrances where applicable.
• Maintain manicured lawns; treat for weeds, plant flowers/shrubs, spread mulch, trim hedges.
• Ensure community streets and access routes are hazard-free.
• Perform water testing and maintenance on well-water/sewer systems where applicable.
• Report maintenance issues to the manager.
• Complete checklists of physical condition before/after resident occupancy.
• Ensure the community is presentable and adheres to curb appeal standards.
• Clean building facilities and assist with supervision of service contractors.
• Inspect recreational areas and perform minor repairs as needed.
• Assist with move-in/move-out spotings and pool maintenance.
